Welcome! This is my winter home away from home and I'm excited to share it with you. The condo sleeps up to five adults with a queen mattress in the private bedroom, a twin bed in the hallway nook, and a full sleeper sofa in the living room. You'll also have your own kitchen, bath, and balcony. Thank you for taking a look at my place. I hope to be able to host your stay! The space My beach condo is located on Galveston Island in Texas along the coast of the Gulf. It‘s on the famous Seawall Blvd and you can walk across the street to Babe's Beach. There are plenty of tourist activities in Galveston. You’ll find it’s a great spot for families, friends, couples, and even business travelers. Guest access During your stay, the condo is all yours! Make yourself at home, relax, and enjoy your time on the island. You will have access to the entire condo, with the exception of a closet or two that we keep locked. These are used to store a few personal items and supplies for our cleaning team, including a place to keep items that guests may accidentally leave behind. One of the best parts of staying here is enjoying the resort amenities at the property. Guests have access to the pools, hot tubs, fitness center, tennis court, laundry facilities, and barbecue areas throughout the property. Whether you want to start your morning with a workout, cool off in the pool after a beach day, or relax in the hot tub in the evening, there are plenty of great spaces to enjoy during your stay. Like most resort properties, amenities may occasionally close for routine maintenance or repairs from time to time. Most of the time everything is open and ready for guests to enjoy. Reading this section ahead of time helps make sure the property is a great fit for your trip and helps avoid misunderstandings later. SUMMARY We know this is a lot of information, so here's a quick breakdown first. - This condo is located within a managed resort property called The Victorian, which has its own front desk, rules, and resort fee. - Shared amenities such as pools, elevators, and other facilities are maintained by the property management company rather than by us. - Guests must follow property rules, and smoking and pets are NOT permitted in the condo. - Starter supplies are provided, and the condo should be treated as a private home because it is our home. - As with any beach property, coastal conditions and occasional maintenance issues can occur. RESORT PROPERTY This condo is privately-owned but located within The Victorian, a managed condominium resort property with its own front desk, community rules, and shared amenities. When you arrive, the front desk will collect a resort fee that is paid directly to the HOA rather than to us or through Airbnb. The current fee is $40 for stays of one to seven nights and $80 for stays of eight to thirty nights. This fee includes access to the property amenities and up to two parking passes. Additional parking passes are typically $40 for every two additional passes, and these fees are set by the HOA and may occasionally change. AMENITIES The Victorian offers several shared amenities for guests to enjoy, including pools, hot tubs, elevators, a fitness center, laundry facilities, and other common areas throughout the property. These amenities are maintained by the property management company rather than by us. Because of maintenance needs, weather conditions, repairs, or heavy use by guests and owners, amenities may occasionally be closed or temporarily unavailable during your stay. If a specific amenity is essential to your trip, please consider whether this property is the right fit before booking. PROPERTY RULES The Victorian is a community of privately owned condos where some owners live full time while others rent their units to guests. All guests are expected to follow the property rules, HOA policies, quiet hours, and parking regulations during their stay. You will need to review and sign guest rules when you check in at the front desk. If you would like a copy ahead of time, we're happy to send one after booking so you can review them in advance. SMOKING AND PETS Smoking is not allowed inside or near the condo and pets are not permitted. Because this is a condominium community with nearby owners and guests, smoke and pet-related issues can easily affect others and the property strictly enforces these rules. Unauthorized smoking or pets may result in additional cleaning charges, cancellation of the reservation, or a minimum $250 fee depending on the situation. Smoking is only permitted in designated areas allowed by the property, and service animals are allowed as required by law. SUPPLIES We provide starter supplies to help guests settle in when they arrive. These supplies are meant to get you started but may not last for the entire length of your stay. We typically provide two rolls of toilet paper and travel-size toiletries such as soap, shampoo, conditioner, and body wash. If you need additional supplies during your stay, you may want to bring them with you or purchase them locally at nearby stores, including a Walmart next door. PRIVATE HOME This condo is a privately owned home rather than a full-service hotel. We work hard to keep it clean, comfortable, and ready for guests, but no private home can be guaranteed to be perfect at all times. Occasionally unexpected issues may arise such as appliance malfunctions, temporary water shutoffs by the property or utility providers, WiFi interruptions, or other maintenance needs. If something inside the condo needs attention during your stay, please message us through Airbnb so we can help as quickly as possible. ISLAND LIVING Galveston is a coastal island, and living near the beach comes with a few natural realities. Guests may occasionally notice coastal humidity, wear due to salts air, insects common to beach environments, or normal Seawall traffic sounds depending on the time of day. These conditions are simply part of the experience of staying near the ocean and enjoying island life. Most guests find that the location and beach access more than make up for these small coastal quirks. REFUNDS Because this condo is located within a larger resort property, some things are outside of our control. This can include shared amenities, elevators, gates, property-wide WiFi, HOA maintenance, weather-related conditions, or other property-wide situations. For this reason, refunds or discounts cannot be provided for issues related to shared property amenities or other factors outside of the condo itself. If something inside the condo needs attention during your stay, please contact us through Airbnb and we will do our best to assist.
