Presently this lovely home sleeps 8 persons comfortably in 3 bedrooms & finished lower level. We are located just a few kilometres southeast of the interchange of Highways 401 and 416, less than 40 minutes from Kanata, 55 minutes from downtown Ottawa, 2 hours from Montreal and only 3.5 hours from Toronto. A giant maple trees greets you as you enter Sunset House from County Road #2. We call the home Sunset House since the sunsets range from good to amazing. We are located across the street from miles and miles of farmer's fields with a panoramic view of the evening skies from the covered front veranda, living room and main bedroom. As you enter the front door the foyer opens to the large living room, part of the huge L-shaped open concept. The living room window looks to the west over the front veranda & farmer's fields for extraordinary sunset views. We have a wide-screen television with new firestick TV and tremendous hi-speed cable DSL. Next you find yourself in the huge kitchen/dining area that features a beautiful gas fireplace & patio door leading to a private rear deck as well as wall-to-wall south facing windows looking over a large yard with lots of tall trees between you & the distant neighbours. The maple dining room table comfortably seats 6 guests with space for more! Presently we have 2 stools for the breakfast bar which has stunning granite countertops like the balance of kitchen. The chef in your family will be impressed with the abundance of kitchen cabinetry which is home to all essentials. We also have all other kitchen important amenities from a dishwasher to a microwave to a coffee maker as well as a Keurig to compliment the full-sized refrigerator and high-end stove. And there is lots of utensils, dishes, drinking glasses, coffee cups & plenty of pots and pans. The main level has a direct entrance to the garage with space to park one vehicle. We will have and EV charger installed in the near future, probably in late April 2026. Please ask us for an update. The main level is complete with a 2-piece bathroom. There are 3 bedrooms on the second floor including the primary bedroom with a west facing window and a stunning 3 pc ensuite bath. There is an ultra-modern 4 pc bath for the 2 other bedrooms. Bed sizes: · Master Bedroom: one queen-sized bed · Bedroom Two: one double bed · Bedroom Three: one double bed · Lower level: one pull-out double bed. We have lots of pillows and blankets and we provide all the sheets. However, if you have a favourite pillow, please bring it along. Please bring your own soap, shampoo, and other toiletries, although we have basics on site. We provide paper towels, toilet paper, and coffee filters. Upon request, daily or occasional cleaning service can be arranged during your stay, at a slight extra charge, depending on your requirements. The flooring in the home consists of mainly modern hi-end waterproof vinyl laminate flooring. There is carpet on the stairs to the second level and in the main hall upstairs. The bathrooms have beautiful tile flooring. A washing machine and dryer is also available on site. There is central air conditioning to keep you cool for those hot days of summer and a high efficiency furnace to keep you warm in the winter as well as the dining room's gas fireplace. There is a normal sized hot water tank so you will have lots of hot water for normal usage. OUTSIDE SPACE There is a good sized back yard as well as a massive yard front yard just to the west of the driveway that is level and flat, ideal for frisbee, croquet, baseball, football or.....Our rear deck off the dining room is tucked away in the trees for excellent privacy. Pretty gardens and mature trees punctuate the landscape. And of course, there is a spacious covered sitting area next to the hot tub. Your guests will be impressed with the calibre of the accommodation. If you are organizing a large family reunion or the like, we have another nearby home is available to accommodate 4-14 more persons LOCATION We are located 4 kilometres from the highway & have a central location to four major cities, easily accessible by automobile. Kingston is an hour west and Toronto is 3.5 hours west. We are an hour south of Ottawa and less than two hours east of us to Montreal, a little over 90 minutes from Montreal/Dorval Airport. There is also a bridge to the United States 2.4 km to our west. This rural part of America is home to beautiful landscapes and many tourist attractions. The Adirondack mountains begin approx. 75 minutes to the south. For nature lovers there is excellent bird watching along the nearby shore and in the local wooded areas. The host of birds includes woodpeckers, cardinals, and the awesome local blue heron as well as beautiful swans. Be sure to feed the baby ducks! We live close to the rental home, so we can help you with any requests or questions you may have during your visit. Upon request, we can supply you with a few referrals from our two other vacation rental homes. As one guest mentioned "The homes are in good working order and very clean. Another commented, "very conscientious host that pays attention to detail." The 2 other homes are available for your summer, fall or winter vacation for a maximum of 12-14 persons. It is a huge 4+1 bedroom/2 full bath home. If you need more space, we have an adjacent 2-bedroom unit available for rent in the owner's nearby home. Or, if you have a huge, huge, huge group, we have the owner's home could be made available for a few as 4 to as many as 14 other guests on advanced notice.
