Some of the best hiking on the East coast is just beyond your back fields. The charming town of New Paltz is 2 miles away. The space The entire private home and the 10 acres are all yours. 4 bedrooms with two king beds and two queen beds plus two full baths in the main house. 500 sq. ft. deck with mountain views. Large dinning room table for 8 to enjoy family meals together, toy room for your kids to enjoy, two family rooms, and gas grill for your convenience. Plus, a detached barn/pool house with soaring ceilings, full bath, shuffle board table, bubble hockey, and 65 in TV with sleeper couch. Outdoor seating by the firepit is situated between the new 7 person hot tub and new 4 person sauna. Guest access Guests have access to entire house, large pool house, and grounds. Self check-in. Other things to note Home has monitored ADT security system with exterior cameras they send alerts directly to host. Please NOTE ADT send alerts when any motion is detected on property. NO WEDDING PARTIES NO GRADUATION PARTIES Local Gun Club in area, the hours of operation are available online, it can be heard when open. Only Registered Guests Are Allowed on Property During Stay or they forfeit deposit. Pool open from the beginning of May through Sept. 20th. Heater upon request, $25 a day. $50 pet fee per stay, the grounds are not fenced. Dogs are not permitted in the pool as the liner will rip. Hot Tub, Sauna, Pool and Premises Use. Liability Waiver & Assumption of Risk The property includes optional amenities such as a pool, in the future a hot tub and sauna, and various indoor and outdoor areas (“Amenities”). By using any of these Amenities, Guest acknowledges and agrees to the following: Assumption of Risk Guest understands and accepts that the use of the Amenities involves inherent risks, including but not limited to: • Slippery or wet surfaces • Variations in water temperature • Drowning or near drowning • Heat related illness • Physical strain or injury • Electrical components associated with equipment • Uneven ground, steps, decks, patios, and outdoor terrain Guest voluntarily assumes all risks associated with the use of the Amenities and the property grounds. Guest Responsibility Guest agrees to: • Use the Amenities safely and responsibly • Supervise all children and non swimmers at all times • Follow all posted and provided safety instructions • Keep glass and breakable items away from the pool, hot tub, and sauna areas • Ensure all users are in appropriate physical condition to use heat based or water based amenities • Avoid using Amenities while intoxicated, impaired, or under the influence of drugs or alcohol Health Considerations Guest acknowledges that individuals with certain medical conditions—including but not limited to heart disease, high or low blood pressure, pregnancy, or other health concerns—should consult a qualified medical professional before using heat based or water based amenities. Host does not provide medical advice and makes no representations regarding the suitability of the Amenities for any individual. Release of Liability To the fullest extent permitted by law, Guest agrees that Host, property owner, and their agents, employees, and representatives shall not be liable for any injury, illness, loss, damage, or death arising from or related to: • Use or misuse of the hot tub, sauna, pool, or any other amenity • Slips, trips, or falls on the premises • Failure to follow safety instructions or posted rules • Guest’s own negligence or the negligence of any member of Guest’s party Guest releases and holds Host harmless from all such claims.
