This spacious two storey house is 12 minutes walk from the centre of Kirkwall. It has its own private garden and drive with plenty of space for parking two cars close to the front door. There is good level access to the front door which opens into a wide hallway with double doors to an open plan lounge dining room. The space Down stairs is a spacious lounge and dining area There are two couches, tables, 50 inch flat screen Smart TV and a dining table big enough for 6 guests. One of the couches is big and would sleep a further guest . The hallway has a large built in wardrobe with hanging rails for coats and extra clothes storage. For those not wishing to climb the stairs there is a toilet and wash basin off the utility room through the kitchen. The kitchen area is modern and a good size with toaster, micro wave, fridge and dish washer. In the utility is more kitchen storage cook books, sink, freezer, washing machine and back door to the garden clothes drying and seating area. Upstairs is a large shared bathroom with corner bath, separate shower enclosure, sink and toilet. Bedroom 1 has a king size sleigh bed with bed slats, large fitted wardrobe and en suite with large shower enclosure, toilet and sink. Bedroom 2 has a divan double bed with large fitted wardrobe. Bedroom 3 has a metal frame bed with bed slats, small wardrobe and drawers. All beds have fitted sheets duvets and air max matress toppers. Children are welcome. There is a cot and safety gates at the top and bottom of the stairs which will be fitted if required. There is central heating by water radiators and hot water on all day to showers, bath and sinks. Bedding and towels are provided and beds made up ready for your arrival. There will be extra bedding in the wardrobes. Guest access There are two folding chairs if you wish to sit outside. The garage is used by me for storage of garden tools mower etc no vehicle assess is required by me this leaves the entire drive area for your personal use. There is unlimited fibre broadband to the TV and WiFi all over the house
