Self contained Annexe, situated above a garage in a gated home in a private road in Kingswood village, Surrey. In and out drive, key code access. Private access to hot tub, tennis court bookable in advance.. Kingswood station 5 minute walk, Kingswood golf course is a 3 minute walk. Coulsdon South, Epsom and Sutton stations are 12 minutes away by car. Well equipped kitchen, small shower room, bedroom/sitting room. Comprises one double bed and one pull out camp bed. Extra ben linen available. The space Kitchen is well equipped with tumble dryer, washing machine, oven, microwave, fridge and cooking equipment. Separate shower room. Please note that the shower door does not fully open (approx 85%) due to the location of the sink. Upstairs there is a studio room that has a double bed, a pull out double camp bed, 2 sofas and a dining area (table and bar stalls). Projector and screen for movie nights. Great AV system and separate TV with full sky package. Everything you need for one night or a month. Guest access Key code entry for main gates and annexe entry. Guests can use the hot tub (upon advanced request) until 10.30pm and the tennis court in the main garden can also be booked in advance (day time only) Other things to note We have a large Bernese Mountain dog called Ronnie who lives in the main house, he has a loud bark but is very friendly. He wouldn't hurt a fly. He is often in the main garden but guests of the annexe have a cornered off part of the garden that he cannot access. Nevertheless we ask guests to keep the side gate closed at all times to ensure he doesn't escape to the road. Tennis rackets and balls are available upon request should you book the tennis court. We ask that you refrain from using the main garden and patio /bbq area which is reserved for the owners of the property only. Please do not use the hot tub after 10.30 pm as the noise travels, If you have brought a well behaved dog with you please kindly do not let them on the bed or sofa. .
