Direct road links: M1 -12.3 miles A1 -7 miles A6- 2.0 miles The space Based in the village of Harrowden, birth place of John Bunyan, is just on the outskirts of Bedford. The property itself is located down a private road, serving just one other property. It is just moments’ drive away from the A421 and the A600 for superb road links. We are located within walking distance of infamous/famous ‘Airlander’ airship, which was previously housed in the Cardington Hangers in the very next village. Ground Floor: The downstairs living space offers a real feel of country living exhibiting charming beam features throughout which is further complemented with a large brickwork fireplace encompassing a modest cast iron wood burning stove; perfect for those cosy nights in. There is a captivating kitchen area offering a ½ open beam surround for entertaining, yet offering a full modern fitted kitchen and an attached ground floor cloakroom/toilet facility. Throughout the property you’ll find a mixture of wooden effect laminate flooring and tiled flooring; complimented with traditional beams. First Floor: The upstairs of the Annexe offers two large bedrooms (Double) and third optional bedroom (Single); collectively accommodating to sleep 5 people* (please note that the single room is accessed only through the master bedroom; suitable for a child or elderly relative perhaps?). The main shower room is accessed through the 3rd Bedroom. *Further arrangements can be made subject to management approval/discretion for a charge. Outside and Surroundings: The use of the entirety of the rear of the property is included with the Annexe rental; this comprises the pond courtyard, patio, decking areas and grassland prior the iron gate at the rear of the property. The Annexe offers a securely gated and gravelled entry with allocated parking for the occupants*. The property offers security lighting throughout, with the outside decking area lit just right for a great evening unwinding area. There is access permitted to a small fenced off woodland area at the side of the property - Please note this is for recreational use only. N.B With regards to the rear garden the owner/resident will only be in this area when feeding/catering to the onsite Koi Carp in the pond courtyard area, all other times this will have your sole use. Patio furniture is available. Pets are welcome with no restriction on the number, size or type; we only kindly request that if do bring pet/s to considerately notify us at least 24 hours in advance. Furthermore, please ensure they are restrained (i.e. on a lead/Travel case) until they have entered the rear courtyard. The front garden is for sole use only by the owner/resident and the onsite cats and dogs. Please note that we have a no smoking policy inside the property. Particulars: All bed linen, towels and tea towels are supplied. - The downstairs lounge area comprises of a large leather corner sofa, with a dining table able to seat 6, along with a large flat screen TV, DVD’s, Blu-Ray disks and an array of board games and games consoles (PlayStation 3 and Nintendo Wii). This has two double french doors that open out into the private rear court yard/entertaining area. - The kitchen area is very well equipped and has modern appliances including an electric oven, kettle, toaster, fridge, freezer, microwave and high gloss cream units with dark wood effect work-surfaces. Cupboard basics are available including tea, coffee and breakfast cereals etc. - The cloakroom offers a W.C and houses a washing machine, ironing board and iron. - The first floor consists of the bedrooms, a bathroom (equipped with a modern jet shower), and closet storage space. - Velux adjustable black out blinds in the master room and double room. Charges and conditions: - The standard charge is competitively set for up to 3 people; please note with AirBnB smart pricing this price may vary. If there are more than 3 people in your party then an additional charge is incurred £59pppn) - A standard Cleaning fee payable upon check out for all stays. - Animals stay FREE. Check-in is between 16.00 - 21.00 (earlier/later arrivals by arrangement only) Check out- no later than 11.00am - Additional charges may be applied where exceeded. Wi-Fi included. Any damages must be declared and paid for. Location: Do not let the close proximity of the A421 put you off, as the property is neatly tucked away on a steep gradient below the slip road and is shielded by large conifers and a woodland area. Therefore offers almost complete privacy Guest access Guests have access to the rear garden and court yard (Annexe family room opens out into the enclosed courtyard) The 'Annexe' is in grounds of our property (with the court adjacent to one side of our property. It has a separate front door and is self contained).
