Bedding arrangements * Master Bedroom (downstairs) king bed with ensuite. Ensuite includes twin shower, spa bath and toilet. TV + aircon * Room 1 - Trundle Bed =1 x queen bed & 1 x double bed , air con, TV- Setup for a family of 4 or 4 people * Room 2 - Trundle Bed =1 x queen bed & 1 x double bed , air con, TV – Setup for a family of 4 or 4 people. * Master Bedroom (upstairs) – king bed with ensuite. Ensuite includes shower & toilet. TV, aircon and balcony with river views. Bathrooms 2 x ensuite bathroom as above 1 x family bathroom - Shower + extra-large bathtub with overhead shower. 2 x additional toilets – 4 toilets in house 2 are in the ensuites. Guest access Guests have full access to the entire house, river frontage, and private boat ramp. Please note that the caretaker's shed (1 km from the house) and the dam are not accessible to guests. Some cupboards are also locked for housekeeping use. Other things to note Important Things to Know Before Booking Luxe Villa with views 1️⃣ Parties & Events If you plan to use the space for a business photoshoot, event, party, or function, please let us know before booking. Additional fees may apply, or we may need to decline the request depending on the details. We need to approve this. Fines will apply if not approved. 2️⃣ Pets 🐶 We’re happy to welcome your furry friends! Please review the images to ensure our space suits your needs. Dogs are allowed outside only. There are fenced areas to contain dogs when needed, but the backyard leading to the water and boat ramp is not fenced. 3️⃣ Maintenance 🛠️ To keep everything in top shape, the pool service visits weekly (usually for less than 15 minutes), and our gardener comes once a month (for about 2 hours). They work efficiently and won’t disturb your stay, but we want to make sure you're aware before booking. 4️⃣ Check-in/Checkout Times⏳ - Check-in: 3 PM - Checkout: 11 AM We’ll do our best to accommodate early check-ins or later checkouts when possible. 5️⃣ BBQ & Firepit 🔥 We have a BBQ and a firepit for you to enjoy during your stay! 6️⃣ Clothesline & Laundry 🧺 There’s a washing machine and dryer in the laundry, as well as an outdoor clothesline in the courtyard near the laundry (downstairs bathroom). 7️⃣ Water Access and Activities 🌊 The house is not directly on the beach, but you do have access to the water and a boat ramp for your convenience. 8️⃣ Electric Vehicles 🚗⚡ The house does not have an electric vehicle charging station. 🔟 Pricing 💰 With all due respect, we kindly ask that you do not request discounts.
