We warmly welcome a variety of guests – from families and friends to business teams (not for bachelors or young group celebrations). 
This former coach house, now a registered national monument, offers two adjacent yet private accommodations: Residence Waterland and Koetshuis Waterland. Here, you’ll enjoy a memorable, ecological stay wrapped in the charm of a grand estate — just minutes from the beach and Amsterdam. The space This unique property is set in a beautifully restored former carriage house on the private Waterland Estate — a national heritage site steeped in history and charm. Both the residence and its lush surroundings are officially listed as protected monuments, brimming with inspiring details. In recent years, the building has been meticulously renovated to preserve its historical character, improve sustainability, and offer the highest level of comfort. During your stay, you will enjoy exclusive access to your own private venue. The entire coach house consists of two distinct accommodations: Koetshuis Waterland and Residence Waterland. Each has its own entrance and private garden, ensuring absolute privacy for all guests. On the ground floor, you’ll find a spectacular open-plan living space of 120m² — once used to park carriages — now transformed into a spacious and atmospheric lounge. Adjacent to it lies a charming patio where the original stables remain visible, adding a unique historic touch. The space is heated with low-temperature underfloor heating, but due to the 5-meter-high ceilings and authentic structure, we recommend warm clothing during the colder months. For added comfort, a cozy wood-burning stove (with firewood provided) and several infrared panels offer supplemental warmth. Dining by candlelight with a crackling fire is an experience to remember. The upper floor has been fully modernized into a warm, stylish retreat featuring eight bedrooms, two bathrooms (including three showers and one bathtub), and two toilets. Sleeping arrangements include six double bedrooms, one twin room, and one single room. A floor plan is available for detailed orientation. While the venue provides excellent privacy, please note that Residence Waterland, the adjacent accommodation, may also be occupied. The estate also includes one neighboring private home and a boutique hotel. Sound levels from normal use are not an issue, but we kindly ask our guests to respect the peaceful surroundings. Guest access There is bus stop at 3 minutes walking that can bring you to IJmuiden, IJmuiden beach , Haarlem, Schiphol or Amsterdam. This is a listed heritage property located on a private estate, which comes with certain responsibilities. The venue is perfect for relaxed gatherings with family, friends or colleagues. However, parties and events are not permitted. The venue is not a match for bachelors or young friend groups (20-35 yrs). You are welcome to enjoy conversations, unwind, and play your own music at a moderate volume. That said, noise levels must remain contained within the house and should never disturb guests staying in the adjacent accommodation. We appreciate your understanding and cooperation in helping us preserve the peaceful atmosphere of this unique location. ELDERLY & DISABLED GUESTS Please be aware: access to the first floor, where all the sleeping rooms are located, might be challenging for persons with walking difficulties. The ground floor has 4,5m ceiling and the stairs are relatively steep. You can see the spiral staircase on the pictures of our venue. RELAXATION & WELLNESS At the property, you’ll find both a sauna and hot tub, beautifully situated in the garden. They are available for guest use daily between 9:00 AM and 9:00 PM. Sauna
 The sauna is electrically heated and takes approximately 30–45 minutes to warm up. Please keep in mind that it cools down quickly when the door is opened, so try to limit openings for the best experience. Hot Tub
 The hot tub is wood-fired and needs to be filled with water before lighting the fire. Once filled, it typically takes about 2 to 3 hours of steady flames to reach a comfortable temperature. Because of the preparation time involved, we recommend planning your usage well in advance to avoid scheduling conflicts with other program elements or activities. FIREWOOD
 As a courtesy, we normally provide some firewood for use during your stay. Please note that this is an extra gesture, and no rights can be derived from its availability. If the wood runs out, feel free to replenish it yourself at the nearby Ranzijn store, located just a few minutes away. Also, firestarters are not provided, as they tend to disappear during bookings. We recommend bringing your own to ensure you can easily light the fire when needed.
