All guests over 18 must provide ID. Rental agreement must be signed within 48 hours of booking. Guest access Guests enjoy full access to the entire home, two car garage and the private fenced outdoor space. You can have access to fantastic community amenities, including seasonal pools (May-September) payment to be paid to the neighborhood for a pass while you are here. Just let us know you want access and we can set you up with the correct paperwork. In addition, the neighborhood offers a playground, outdoor eating areas, walking paths and McPherson Ranch Park. Please note: The community pool/ neighborhood amenities are managed and maintained by the Homeowners Association (HOA), not by us directly. While it is typically available for guest use, it is subject to occasional closures for maintenance or staffing shortages beyond our control. We cannot guarantee access or provide refunds for pool-related disruptions. Other things to note • We provide enough trash bags, paper towels, toilet paper, laundry supplies, dishwasher detergent, and coffee to get you started. • Any refunds issued are subject to a 15% fee to cover platform expenses, service fees, and taxes. • Community pool access may take up to 10 days for last-minute bookings due to processing. 🐾 Pets: • No cats. Other pets may be allowed on a case-by-case basis (certain breeds excluded). • Pets must be well-trained, non-destructive • Pets may not be on furniture, and guests are responsible for any damages or injuries caused by pets. • A rental agreement and pet addendum (if applicable) must be signed within 48 hours of booking. 🚭 Nicotine & Allergies: • This is a strictly no-smoking home. Smoking of any kind is not allowed inside the house or on the property. • Violations may result in immediate cancellation without refund and a $300 cleaning fee. • Guests are asked to avoid scented candles, plug-in air fresheners, or sprays indoors. 👥 Guest Requirements: • A valid driver’s license is required for all guests. • No unregistered guests allowed. ⚙️ Air Filters/ thermostat: • For your comfort and safety, air filters are checked and replaced monthly to ensure clean air throughout the home. To keep nightly rates affordable, thermostats are set within an energy-efficient range.
