The space The Hay Barn forms part of The Parks, a RIBA award-winning restoration and reinvention of a traditional Herefordshire farmstead, surrounded by open countryside and views towards the nearby hills. Originally an 18th-century agricultural building, the barn has been carefully converted into a spacious contemporary home while retaining its original timber structure and character. Inside, exposed beams, vaulted ceilings and dramatic double-height spaces sit alongside oak floors, contemporary bathrooms and a modern fitted kitchen. At the heart of the house is a generous open-plan kitchen and dining space, designed for families and groups to cook and eat together. The living spaces open directly onto a private patio and garden, providing plenty of room to relax inside and out. The house sleeps up to eight guests across four bedrooms and has three bathrooms. One double bedroom and a full bathroom are on the ground floor, making the house particularly flexible for multigenerational families and guests who prefer to avoid stairs. Underfloor heating throughout, high-speed fibre broadband and the energy-efficient design provide the comfort of a newly completed home while retaining the atmosphere and character of the original barn. The Hay Barn works particularly well for family gatherings, weekends with friends and longer countryside stays, with the space and flexibility for everyone to be together without feeling crowded. Guest access Guests have exclusive use of the whole house and its private garden and outdoor spaces. On the ground floor there is an entrance hall, laundry/boot room, generous open-plan kitchen with breakfast bar, living room and separate dining room opening directly onto the garden. There is also a ground-floor double bedroom and bathroom. Upstairs are two further double bedrooms, one en-suite, a family bathroom, and a characterful loft-style twin bedroom within the vaulted roof space. Outside, there are two private terraces with outdoor dining for eight, a BBQ and fire pit, together with a lawned garden and outdoor games – ideal for long lunches, summer evenings and relaxing around the fire. Other things to note The Hay Barn forms part of the RIBA award-winning redevelopment of The Parks, where the historic buildings have been carefully restored alongside extensive improvements to energy performance, landscape and biodiversity. The barn has been newly insulated throughout and is heated by an air-source heat pump with underfloor heating, supported by solar panels on an adjacent building. The wider grounds are managed with nature in mind. A new wildlife pond and areas of habitat have been created to encourage biodiversity. Bats are frequent visitors, barn and tawny owls can be seen and heard around the farmstead, and dozens of species of birds have been recorded. The Parks is part of a small, peaceful rural community and we ask guests to enjoy the house and outdoor spaces with consideration for our neighbours and the surrounding countryside. Two parking spaces are provided for guests at the Hay Barn. A third space can usually be made available by prior arrangement.
