Luxury Home, spectacular grounds, pool & hot tub

A spacious, 2-bed, 3 bath, luxury stay in the beautiful Sussex countryside for up to 6 guests. Full access to a large 2-acre garden , heated outdoor swimming pool, and several outdoor lounge areas, (outdoor areas shared with other guests and hosts), this is the perfect countryside escape for families and larger groups. The West Wing sleeps up to 4 (2 in the master, 2 in the twin bedroom). With advance notice the property can accommodate a further 2on comfortable air mattresses (see photos). The space Situated in the beautiful Sussex countryside, 'The West Wing' is a modern and spacious second home (1500 square feet) within our main family house. With 1 double-bed master bedroom on the lower level and a twin room on the top floor, this large space can fit up to 4 guests in beds and up to 6 guests with pre-prepared air beds (available upon request). As one of two separate B&B spaces on-site, spaces such as the gardens, swimming pool area, and outdoor lounge areas may be shared with other guests as well as the hosts. However, guests of 'The West Wing' have full private access/use of the indoor space and its amenities. Perfect for a countryside getaway, guests have full access to our 2 acre garden and outdoor swimming pool. The gardens have been designed so that there is always something in bloom. From late spring to early autumn, guests can admire the multi-coloured rose garden, throughout September guests might see grapes on the grapevines (they are very bitter), and for the rest of the year there is always something beautiful flowering. Open in the summer months, the outdoor pool is heated from May to September, and there is plenty of space for outdoor activities and basking in the sun. There is plenty to explore outside of the property as well. A short 5-minute drive away is a quaint British village with coffee shops, takeaway restaurants, a supermarket, and, of course, several pubs. For avid explorers, there are plenty of scenic country walks and footpaths in the surrounding area. For stunning 360 views of the countryside and the Brighton skyline, 'Devil's Dyke' is a mere 5 minute drive away. You're also only 15 minutes drive from Brighton and Hove with all the city has to offer. From beach swims to nightlife, from The Pavillion to the Pier, from gastronomy to shopping in The Laines there's something for everyone. Local guide books and recommendations, including live show and event information is available on site. Guest access Guests of 'The West Wing' have complete private use of the indoor spaces as seen in the images provided. Exterior spaces and amenities may be shared with other 2 other guests and the hosts. Where possible we can arrange early/late check in/out for a £20 per hour surcharhe. Other things to note We want our guests to have a relaxed and joyful stay in our home and to make every use of the beautiful grounds and facilities. To enable that, we ask you to be thoughtful and respectful to our neighbours and other guests in the property, and we draw your attention to a couple of crucial points: 1) Shared garden, BBQ, pool and hot tub. The garden, pool and hot-tub are shared between two airbnb properties and our house. While it is rare that guests find themselves sharing these facilities, we cannot guarantee you private use of the garden, pool or hot tub. 2) The pool: - The pool is open and heated from May to September. During these months, you are welcome to use the pool between 8am and 9pm. - There may be times when we need to close the pool for maintenance or cleaning, so please be aware that we cannot guarantee you will have access to the pool. - Please be very careful in and around the pool area. There are no gates or guardrails, so it is easy to fall in. The decking surrounding the pool is wood, so it comes with a splinter warning. - Please, please, please don't get out of the pool on the non-decking side, as it will break the pool walls. - The pool is 4 feet deep and there is ABSOLUTELY NO DIVING AT ANY TIME. - PLEASE NOTE THAT YOU USE THE POOL AT YOUR OWN RISK. 3) The hot tub: - The hot tub is heated and available all year round. - You are welcome to use the hot tub between 8am and 9pm. - Like the pool, there may be times when we need to close the hot tub for maintenance or cleaning, so please be aware that we cannot guarantee you will have access. - PLEASE NOTE THAT YOU USE THE HOT TUB AT YOUR OWN RISK. 4) The gardens and BBQ: - You are welcome to explore any part of our garden between the hours of 8am and 9pm year-round. - We work hard to keep it looking pristine, BUT it is a natural environment which is regularly visited by deer, foxes, dogs and other wildlife, so please watch where you walk! - You may see our gardeners Rupert or Chris wandering around at times - they're lovely, so do say hi! - We have a BBQ, shared between the two Airbnb properties, which you are welcome to use. PLEASE LEAVE THE BBQ AS YOU FIND IT - you will find BBQ cleaning materials in your cleaning caddy. If you want to use the BBQ at a specific time during your stay, please let us know and we'll make sure it's available for you. - We do have neighbours, and are of course on site ourselves, so this isn't the place for an all-night party! We ask you not to play music in the garden at any time. 5) Our dog Charlie: - There is a very friendly dog on site. His name is Charlie. Charlie is a fairly old dog, so he is very gentle and not loud at all. You may see him in the garden at times. - Charlie loves meeting new people, especially if they throw a ball for him (not too far, as he gets a little tired in his old age). Although he is a lovely and gentle dog, we kindly ask guests not to pick him up, pat him too much, or be rough with him, as he can get a little overwhelmed. - There are several access points to the property, such as front doors and side gates. We ask all guests to ensure that these are closed when not in use to ensure Charlie's safety. 6) Road Noise Please be aware that the property is on a main road, and while the gardens are idyllic, there will be some traffic noise, particularly at the front of the house during the daytime. 7) Extra fees: - We DO NOT add any cleaning fee to our rates; we simply ask guests to leave the property as they find it. - We are happy, when possible, to offer early or late check out for a surcharge of £20 per hour. If you would like to arrange this, please message me to check on availability. - We have an EV charger on site which can be used on request and for a fee of £20.
