The space The open-plan living space offers plenty of room to relax and spend time together, with Sonos speakers to enjoy your favourite music. You can also settle in and watch your favourite streaming services on the TV in one of two reception rooms. The ground floor benefits from underfloor heating, providing comfortable warmth underfoot. For the summer months, the kitchen has bi fold doors taking you to a patio area and a sunny raised garden in which to relax and entertain. The accommodation has a double driveway and EV charger for no additional cost. Situated in the quiet, popular area of Bath known as Bear Flat, the accommodation is only a 15 minute walk into the city centre. There are numerous amenities within a three minute walk including a Gastro pub, The Bear, the Co-op, Cook, Majestic wine and the popular Good Bear Cafe, not to mention the Michelin star restaurant Menu Gordon Jones. For outdoor excursions, we are a 13 minute walk to Alexandra Park and 7 minutes to the Two Tunnels path. Guest access Guests have access to the whole house and garden. There is a key safe to access the private entrance door. There is parking for two cars on the double driveway. Other things to note House Rules Our home is in a quiet residential area and is best suited to families, couples and work-related stays. We want guests to enjoy the house while being considerate of our neighbours and treating the property with respect. When requesting to book, please include a short message explaining the purpose of your stay and who will be staying at the property. Requests without this information may not be accepted. Parties, Groups & Gatherings This is not a party house. Parties, events and loud gatherings are not permitted. Stag and hen parties are strictly prohibited. Single-sex leisure groups are not accepted. Single-sex groups are only accepted where guests are travelling together for genuine work purposes. The property must not be used for parties, pre-drinks or gatherings involving people who are not included on the reservation. Only registered guests may stay overnight at the property. Noise & Our Neighbours The property is in a quiet residential neighbourhood, so we ask all guests to be particularly considerate of our neighbours. Quiet hours are between 10pm and 8am. Please keep noise to a minimum during these hours. Please be particularly considerate when arriving at or leaving the property at night, including conversations, car doors and other noise on the driveway. Music, television and conversations should be kept at a reasonable volume at all times. Noise monitors are installed at the property to help prevent disturbance to our neighbours. These monitor sound levels and alert us to extended periods of excessive volume, particularly during quiet hours. They do not record conversations or audio. BBQs BBQs are not permitted anywhere at the property, including in the garden. Pets No pets or animals are permitted at the property. Children & Play Equipment Children must be supervised by a responsible adult when using the play equipment. Use of the play equipment is at guests' own risk. Please ensure children use it appropriately and safely. Occupancy & Visitors Only the guests included on the reservation may stay overnight at the property. The number of overnight guests must not exceed the number confirmed on the booking. Please contact us in advance if the number of guests or purpose of your stay changes. By booking, guests agree to follow these house rules and to use the property in a way that respects our home, our neighbours and the surrounding residential community.
