Spacious and modern villa in central Karlstad

Our large newly-renovated one-story house in Romstad, one of Karlstad's most beautiful residential areas, is within walking distance to the city center, Klarälven with swimming and boat bus as well as green areas. You can enjoy the afternoon sun on the balcony and why not end the evening in our newly built sauna. A home that suits most guests. The space The house has recently undergone a complete renovation inside where the original social atmosphere has been maintained and bright surfaces are the guiding principle. The large L-shaped living room has a dining area, fireplace and separate TV corner with a sofa where everyone can fit. Large basic equipped kitchen with full sized freezer and fridge, dishwasher, induction hob, built-in microwave and oven. A newly built sauna with asppanel is located directly adjacent to the large tiled bathroom that has a shower, toilet and underfloor heating. Just inside the main entrance there is a separate toilet with sink. The house has four bedrooms of which a larger one with a double bed and smaller terrace facing east with morning sun. One of the bedrooms has a sofa bed/daybed for two. In total there are 6 regular sleeping places, and in addition two extra floor mattresses/folding beds, which allows up to 8 adult guests to fit. For the smallest guests there is a baby bed, high chair and bath tub. The main entrance faces the street and is located in the laundry room, which is equipped with a washing machine, dryer, and an extra shower area. Laundry detergent is provided to guests. Good storage options in most closets. The larger terrace is connected to the kitchen in a southwest position in shelter, partly covered with infrared heating and awning. Afternoon and evening sun can be enjoyed here. The garden that is mostly secluded is approximately 1000 m2 in size and has good grass areas suitable for running and balls. The garage driveway has room for two cars and there is free parking along the street. Guest access All areas of the house are accessible to guests except for the garage and the storage rooms adjacent to the laundry room and garage. Guests have access to the entire garden and the patio, which are perfect for socializing, playing, and grilling. Other things to note The tap water in the house (as in the rest of Sweden) is excellent for drinking and tastes good. In the event of a fire, there is a fire extinguisher in the laundry room. Detergent and fabric softener are in the cupboard above the washing machine. Dishwasher detergent is in the drawer under the kitchen sink. Soap, shampoo and shower gel are provided in the bathroom. Cleaning equipment, including a vacuum cleaner, is in the first cabinet on the left when you enter the laundry room from the kitchen. An iron and ironing board are located in the second cabinet in the laundry room.
