Family home immersed in the Bolognese countryside, just 15 minutes from the San Lazzaro and Castel San Pietro highway exit, and 20 minutes from the Bologna Fair. The center of Bologna is easily accessible from the Ozzano train station in just 10 minutes. This large house, recently renovated and with energy class A4, offers an ideal environment to recharge your batteries and enjoy the silence of the countryside. The house, which combines rustic elements with a recent energy redevelopment, is perfect for both medium-long stays and short business visits. There are no parking problems, and the central location makes it easy to travel to the nearby metropolitan cities of Bologna and Imola. A corner of tranquility where you can take a break and stretch, surrounded by nature. The space The property offers a variety of spaces on different levels. On the ground floor, guests can enjoy a shared kitchen for breakfast, located in a cozy environment. In addition, a large entrance with piano opens onto the surrounding garden, available for moments of outdoor relaxation. On the first floor, there is a guest room, which includes the use of an equipped kitchen and dedicated space in the refrigerator for greater comfort during the stay. Guest access The property's garden is not fenced, offering open and direct access. During your stay You are welcome in our home! I will try to welcome you personally, but if that is not possible, I will leave you all the necessary directions to guide you in the best possible way. Guests can contact me in person, as I live in this house, or on my mobile number for anything they need. Other things to note The house has been recently renovated, improving the natural insulation to maintain a pleasant temperature both in summer and winter. The roof and the heating system have been redone, with winter heating managed by a heat pump and radiant plates. A fireplace is available to add warmth and atmosphere during the winter. It is recommended to maintain air circulation during the day by slightly opening the windows and ventilating well after showering. Please note that a cat and a dog live on the property. To reach the house, it is preferable to use GPS directions, as the location on Google Maps may not be accurate.
