It is close to Major areas such as Marsden Park and Rouse Hill allow guests to enjoy a peaceful suburban life while still having easy access to the bustling city center. In addition, the property is just a short drive from Sydney Business Park, where there are a variety of retail stores, dining options and entertainment facilities. The space Upstairs 🈶 4 bedrooms including a master bedroom with bathroom, and a guest bathroom. There is a huge sofa bed in the downstairs living room that guests can use, and a separate bathroom. Living room and lounge In the downstairs living room, the smart TV offers streaming apps and you can relax on a comfortable sofa. The sunny lounge downstairs provides you with a main space for chatting and meeting friends. Dining Room Enjoy your meals at the well-lit dining table. Smaller meals and snacks can be enjoyed in the casual restaurant next to the lounge. Kitchen Our modern kitchen is equipped with a gas stove, stainless steel appliances, ample storage space and granite countertops. It contains all the basic tools you need and is connected to the living room and dining room. The space House Rules First, please read the check-in guide, which I will send to you via inbox message before check-in. Our home is a self check-in system, so you must check in by yourself as described in the travel guide. We hope you and your future guests will enjoy a fully functional and clean home during your stay. When you confirm your booking, you and all group members agree to and will abide by the following rules: # New South Wales Code of Conduct All guests must comply with the Short Term Rental Accommodation Industry Code of Conduct on the NSW Fair Trading website. I will also send you a copy when you book our place. #Parties Strictly no parties or events. If you do not follow this rule, you will automatically lose your security deposit. In addition, any additional service fees may be charged, including additional cleaning and damage fees. # Drugs or criminal activity No illegal drugs or criminal activity allowed on the property. Once found, we will call the police and you will be responsible for any legal and financial issues related to the property. # Noise Please be considerate of your neighbors and keep noise to a tolerable level that will not cause any disturbance. New South Wales noise restrictions also apply, so please keep noise to a minimum after 9pm. #Smoking No smoking in the house. Due to the rules of the building, smoking is not allowed on the balcony of the apartment. A fine of up to $1,100 will be charged. # Pets I love dogs, but pets are not allowed in this apartment. # Moving furniture and items If you move anything from one place to another, please inform the Host before moving it and put it back before you check out. We also ask that you move items carefully and do not cause any damage to the items themselves or the property, otherwise you may be liable for any damage to the items or property. # Garbage You don't have to thoroughly clean the house, but please try to clean up after yourself, especially if you have children or have a party. - All trash must be picked up and placed in the trash cans, including small items such as wrapping paper and bottle caps. - Please do not leave food in the fridge or cupboards. - Before checking out, please take all the rubbish to the building's garbage room and dispose of it in the appropriate bins. Please check the guidebook for the trash room location. !! If the house is in a less than ideal state, extra cleaning fees may be applied. This includes leaving too much garbage or too many dirty dishes in the house. # Wi-Fi Wi-Fi is available for guests. Please read the check-in guide for all Wi-Fi information. This service is complimentary and therefore the speed is not guaranteed. It may be affected by internet service provider issues or other unexpected complications. #Save electricity - According to Australian standards, all of our power points are 240 volts. If you are from another country, please bring your own converter. - Please note that the power board may trip frequently when too many appliances are plugged in at the same time. It is recommended that you check the usage of the heater with other appliances to avoid this problem. - To conserve energy and protect our environment, please make sure to turn off all lights, heating or cooling appliances when you leave the house. Thank you for your support # Please leave the space as you found it. Please do not move any furniture. Latest checkout time is 10am. Please read the following to-do list carefully before checking out: Clean all your dirty dishes and store them in the cupboards you found. Please note that the cleaning fee does not include dishwashing. If there are dirty dishes in the house, we will charge an extra service fee. - Separate and dispose of the remaining garbage. - Please turn off all lights and air conditioners. If the air conditioner is not turned off properly, a $50 electricity fee will be charged. 1. Make sure there are no appliances (dishwasher, dryer, etc.) in the work cycle. If anything is damaged or missing, please let us know. - Return all keys and swipe cards to the lockbox and scramble the lockbox numbers. #Key If you lose any keys during your stay, you will be charged an extra service fee. - If you are locked out, the key delivery fee is $150, subject to availability; - If you misplace or lose any keys, you will be responsible for replacing the keys and/or the lock. # Changes to check-in and check-out times If you want to check in early or check out late, extra charges may apply. Any changes to early check-in or late check-out must be notified at least 1 day in advance. Guest access Other things to note For health reasons, we do not provide any food, including coffee/tea/oil/pepper/salt, etc. If you need these items, I can pay for them after receiving the invoice. We provide 3 rolls of toilet paper per toilet. If you need more more, please buy it yourself, I will also pay for it. No pets are allowed due to animal hair and odor. Please let me know if you insist on bringing pets and I will consider it on a case-by-case basis. Any extra cleaning fees will be incurred by pets.
