Delightful 3 bed cottage on pretty village green

Charming home at the end of a quiet row of quaint G2 Listed cottages. **5 minutes' walk from Mistley train station - 1 hour direct to London Liverpool Street.** On the shore of the River Stour, close to Dedham, Flatford, and the pretty "Constable countryside". A few steps away from the award-winning "Mistley Thorn" pub and The Quay cafe. Fully equipped so you'll feel at home the minute you arrive. The space Paved garden off the kitchen where you can eat, weather permitting. The front door, shrouded by Wisteria, opens directly onto The Green providing additional garden space. With characterful, original doors, floors and fireplaces, the house feels old-fashioned and modern. 900Mbs wifi, AGA, Miele and Smeg appliances, a spotless tiled bathroom with bath and overhead shower. Guest access You are welcome to enjoy the whole house and garden. There is a "private parking" space directly next to the rear garden gate, making loading/ unloading convenient and accessible. The cottage is wonderfully characterful with wobbly walls, low ceilings and original wooden floors, (probably less suitable for very young or the most senior as the stairs to the bedroom are steep and narrow.) We switch the Aga off for summer but you are welcome to use her, as she is electric and just requires 5 hours tor each optimum temperature - you can request her to be ready for your arrival. There is a Neff Slide 'n' Hide oven for those not wishing to use the Aga. The kitchen is also equipped with a Miele induction hob, toaster, kettle, Ninja air-fryer, Vitamix, Magimix, Juicer, and slow cooker. You are welcome to use the Miele Washing machine, dryer and dishwasher - all the cleaning products you need are available, as well as the Pulley Maid hanging dryer. and the Miele hoover. As this is our home, the larder will be stocked with condiments, herbs, spices, oils, and there will be fresh milk for you arrival. You are welcome to arrange a food and drink delivery in advance of your arrival which we can then store for you. The cottage is situated on the pretty open space of grass called "The Green" which is peaceful and quiet and which feels like your own garden (without having to mow it..) We leave a full folder of instructions, maps, guide to local places of interest, train and bus timetables, tidal information, booking information for the local pubs and restaurants and we are always on hand nearby to help you make the most out of your stay. We highly recommend that you eat at the local Pub, The Mistley Thorn, which is only a few paces away and serves award-winning food, particularly their oysters. The house is a 5 minute walk from Mistley station, which takes you directly to London Liverpool Street every morning, otherwise there is a short change at the next stop, Manningtree. This makes 12 The Green the perfect place to stay for a trip to London, or for a commute, as you'd arrive in The City quicker than if you were living in West London. The property benefits from superfast Fibre Broadband at 800Mbps, and televisions in the Living Room, Kitchen and Bedroom 1. This means working from home is extremely easy. The property is pet friendly - we have a dog, and well behaved dogs are most welcome by arrangement in advance for no extra cost - we might just need to swap some of the nicer furnishings for washable covers but are so happy to do so. Please respect that the area is quiet, no parties or loud music. Our neighbours are gentle and elderly and we trust you to behave kindly. We stay nearby and will remind you of this if we hear noise travelling too loud and/ or too late. THIS IS NOT A PARTY HOUSE.
