Welcome to my home! Nestled right on Hudson Highlands state park, sleep in a quiet, safe neighborhood, enjoy fresh air, wake up to wild turkeys in the morning, and when in season, enjoy fresh vegetables from my front yard garden. Close to both Beacon and Cold Spring, enjoy a 5 min drive to Beacon Main st., 9 minutes to Washburn trail (my favorite!) and Cold Spring or 7 min to Breakneck Ridge, my little house is close to the action while being a quiet escape off the beaten path. The space Welcome to My Home in Dutchess Junction! I’m so thrilled to welcome you to my cozy home in Beacon, New York. This is my primary residence—a little sanctuary I’ve poured my heart into. I’m opening my doors to you to share this space so I truly appreciate you choosing to stay here. I hope you’ll treat it with the same care I do, as it’s not just a rental—it’s my home sweet home! About the House This is my little slice of heaven in Dutchess Junction. The backyard is actually Hudson Highlands State Park. Listen for the wild turkeys in the mornings! You’ll have your own private bedroom with a lock, plus access to the shared living room, kitchen, and bathrooms. Please feel at home while keeping it tidy. Bedrooms: Your room has a comfy bed, fresh linens, a nightstand, and a lamp. Extra blankets are in the closet if you get chilly. Bathrooms: Towels, soap, shampoo, conditioner, and toilet paper are provided. Extra towels can be found in the closet to the left of the upstairs bathroom. Bathrooms are shared, so please leave it clean for the next person. Kitchen: Feel free to use the fridge, stove, oven, microwave, and coffee maker. Pots and pans are in the bottom corner drawer; cutting boards to the right of the oven. You're also welcome to the extensive spice cabinet (please help me use it - I rarely cook!) Dishes and utensils are in the cabinets—just wash up after yourself, pretty please! Many of the dishes were hand-made by me! :) Please treat them with love. Composting: There is a kitchen compost bin on the counter for food scraps. If it's full, you can bring it to the bin out in the front garden :) If you're renting the whole house, please do this before you leave. Living Room: Kick back on the couch or watch some TV. I have a Roku TV with subscriptions to HBO Max and Disney+. The separate remote is for the surround sound speakers. Feel free to play the instruments and play the games! Backyard: The backyard is technically public land, but it's just woods; no one will bother you! There are wild turkeys that live in the woods behind the house. You're welcome to use the fire pit in the back, you'll just likely need to bring your own wood. House Rules: NO SMOKING in the house, period. No Parties or Extra Guests: I’m keeping things low-key since this is my home. Only registered guests (max 2 per room) are allowed—no surprise visitors, please. Quiet Hours: After 10:00 PM, keep noise down—my neighbors are sweet, and I want to stay on their good side! Clean Up: Wash any dishes you use and toss trash in the kitchen bin, recycling in the recycling bin. No Pets: I adore furry friends, but I can’t accommodate them—sorry, puppers! The basement and studio are off-limits—they’re where I keep my personal treasures. Please don’t try to access them. Energy Savers: Turn off lights, heat, or AC when you head out—I’m on a tight budget, and every bit helps! Shoes Off: If you don’t mind, leave muddy shoes by the door—keeps my floors happy. If something breaks or you’re unsure about anything, just text me. I’d rather fix it than find out later—honesty is the best! Fire Safety: Smoke detectors are in the hallway and kitchen. There’s a fire extinguisher under the kitchen sink—hope you won’t need it! Exits: Front door and side door are your exits. Keep them clear, just in case. First Aid: A small kit can be found in the downstairs bathroom cabinet—bandages and basics for minor oopsies. Safe travels, and hope to host you again someday! Additional shared spaces you'll have access to include: the front and backyards, living room, kitchen, front dining room. If you are renting the whole house, all of these spaces will be yours to use. Off limits: the downstairs studio and basement. These will be Locked. During your stay I travel often, but if I'm in town or at home, you can reach me on my cell. I'd love to give you a tour of the garden or give you some local tips! If I'm not home, you'll have access to one of my local friends in case you need anything :)
