Beautiful new barn conversion near Woolacombe

Welcome to your perfect getaway in our newly converted barn in the traditional North Devon village of West Down. Boasting an "upside down" living arrangement the barn is modern, bright and airy with private patio overlooking the peaceful garden and orchard. Located within easy reach of the beautiful North Devon beaches and the hills of Exmoor, West Down has a great pub and local shop. It's the perfect place to unwind. Please note, we do not accept pets and STRICTLY NO SMOKING in the barn. The space Orchard Barn is the perfect retreat for two and provides everything you need for a relaxing stay. It is a private, self-contained dwelling with its own access and free on-street parking. The barn boasts "upside-down" living. Enter through the main door into the hallway from which you will find a spacious bedroom with comfortable king sized bed and a large, modern shower room with heated towel rail. An airing cupboard houses the washing machine for your use. Linen and bath towels are also provided. Stairs lead up to the first floor open-plan living area where the bi-fold doors allow you to enjoy plenty of natural light and a view over the peaceful south facing garden and orchard. Step outside to relax on the patio and enjoy the tranquil surroundings. A well equipped modern kitchen is at your disposal with oven, hob, microwave, fridge, kettle and toaster and the living and dining area has everything you need for a comfortable stay including smart TV (with streaming and catch-up) and board games. The barn is situated right in the heart of the village which has a great pub, "The Crown Inn" that serves great food and a community shop for all your essential needs. There is also a large community field and many local walks from the village. Nearby you can walk along and enjoy the stunning views of The South West Coast Path, take your bike (or hire one) on the Tarka Trail or visit one of the many beautiful beaches in this area. The award winning beach at Woolacombe is only 6 miles away with it's glorious 3 mile long white sandy beach and dunes perfect for surfing and bodyboarding. Guest access Access to the barn is through our driveway. The barn is completely separate from the house with its own entrance. You may park on the road to the left of the driveway entrance. A keysafe is located by the barn front door. The code will be given the morning of your arrival. Please leave keys in safe and lock it when you leave. Other things to note SMOKING OR VAPING ANYWHERE INSIDE OR OUTSIDE THE PREMISES IS STRICTLY PROHIBITED. If smoking is detected an extra cleaning charge of £50 will be added. Also note we have two cats, Hazel and Luna, who are very friendly, never bite or scratch and they will want to come and say hello to you. If you plan on surfing or bodyboarding, we ask that you store the boards and wet suits either on the patio (access round the side of the barn via our patio) or by the log store at the front of the barn. Use the clothes drying rack to hang your wet suits on. Please don't take them into the barn. There is an external tap near our back door if you wish to rinse anything. Also we ask you not to wear wet, muddy or sandy shoes upstairs on the wooden floor. Thanks for your understanding.
