The common area landing has a TV and a very small futon; the space is designed to foster human connection, so movie nights with big groups are not possible. Like nearly all homes in Estes, this one has no air conditioning. Mountain breezes cool the home quickly each evening. This is an attached condo with neighbors on both sides, and decks/patios without separation. Expect a peaceful, residential experience rather than a secluded cabin in the woods. Guests love the easy access: skip peak-season traffic jams by heading straight down Highway 34 to the Fall River Entrance of RMNP. Inside, the main floor’s open living, dining, and kitchen space creates a relaxed, homey environment ideal for winding down after a day of adventure. Upstairs, both bedrooms open onto a deck with knockout mountain views. A small loft lounge with a futon and TV provides additional hangout space. This is a welcoming, uncomplicated, view-centric home — perfect for families and friends who want scenery, convenience, and access to everything Estes offers. Upstairs Bedroom 2 - Bunk bed plus single twin, balcony access, great for kids or groups. LANDING The landing at the top of the stairs has a small futon and TV. There's only space for about 2-3 viewers. BATHROOMS Downstairs Bathroom - Full bath with tub/shower combo. Upstairs Bathroom - Full bath with tub/shower combo, toilet, and shared access for both upstairs bedrooms. This is not a shared listing and nobody else will be on site. The balconies are not separated though, so you can look to the left and right to see other guests at other units. Other things to note NEIGHBORS & NOISE This unit is in a condo building and there are neighbors left and right with shared walls. The patios/decks are all interconnected so you will be able to see ther guests on the patios/decks. SMOKING AND FIRES Smoking is not allowed on the property due to high fire danger. Sorry! Also, outdoor wood fire pits and charcoal grills are illegal in Estes. Gas is OK. BEARS Do NOT leave food in your car! Bears frequent this area and can break in! MINUT We use a Minut noise meter. It doesn't record audio, but instead monitors decibel levels, temperature and humidity. This is for the safety of guests & to protect the home. It also serves to warn us about parties & prevent noise complaints from neighbors.
