Nestled in woodland by the Helford River, Nancenoy Cottage blends country charm with modern comfort. Once three workers' cottages, now a spacious home with a heart-of-the-home kitchen, cosy wood burner, and tranquil garden. The space Particulars: Kitchen/dining area Open plan – the kitchen has a sink, electric oven, induction hob, dishwasher, under-counter fridge, microwave and a dining table to seat 8, with two benches and built-in, cushioned seating. Sitting room Three sofas, granite fireplace with log burner, TV, DVD player and board games. Utility/boot room At the back of the house, with generous hooks for coats and slate tiled floor. Washing machine, tumble dryer and American style fridge/freezer with ice maker. Ground floor shower room Walk in shower, WC, heated towel rail and basin. Double bedroom Double bedroom with hanging space and a chest of drawers. Bunk bedroom A bunk bedroom with a sink. Master bedroom Master double bedroom with hanging space and chest of drawers. Bathroom (opposite master bedroom) Heated towel rail, WC, basin and bath with overhead shower. Single bedroom A single bed with chest of draws and TV. Courtyard A lovely, enclosed courtyard accessed via the boot room. There is a gate in the corner which can be opened up if you are booking both the Cottage and the next-door Farmhouse. Garden The garden is at the front of the cottage, there are lots of plants and it is surrounded by a hedge. There is a small lawn and a table and chairs. Layout There are three separate staircases, the first from the sitting room goes to the double and bunk bedrooms. The second from the kitchen goes to the master double bedroom and bathroom. The third goes to the single bedroom. Parking Parking for one car on the gravelled area next to the cottage. A further car can be parked (considerately) on the side of the lane. Guest access You will have access to the whole house and garden plus parking for one car. Other things to note Water Supply: Please note that the water at Nancenoy Cottage is supplied from a borehole that is inspected and certificated by Cornwall Council. We follow the council’s guidelines for boreholes in that it is recommended that anyone who is pregnant and/ or immune suppressed should drink bottled water. Accessibility: Due to the nature of old cottages there are steep staircases and internal steps and slopes. We don’t feel that Nancenoy Cottage is suitable for those with mobility issues. Pets: Two well-behaved dogs welcome at £30 each per week with the expressed permission of the owner. This is provided they are kept downstairs and not allowed on the furniture.
