Our cottage, renovated in 2025, is ideally located at the crossroads of the Yonne, Côte-d'Or and Aube regions. Close to the Burgundy Canal, its castles and rich regional heritage, it is 35 minutes from Chablis and the Wine Route. It will offer a perfect place for moments spent with family or friends around a large living room. An indoor Jacuzzi completes this cottage, which is resolutely focused on conviviality and leisure for all ages! The space Our cottage with an area of about 300m² is organized around a large living room located on the ground floor. ON the ground floor This old barn has been totally transformed into a large living room for young and old. A lounge area with a 65-inch flat screen and large modular sofa. A dining area composed of a large dining table with a bar area and a wine showcase. A bathroom area equipped with toilet. Behind a glass door is the mini pool 3mx3m equipped with hot tubs. This space is locked for child safety. The key is available near the access door. A fully equipped kitchen with dining table, dishwasher, oven, cooking piano, microwave, Nespresso coffee machine, electric kettle and everything you need to cook like at home! Toilet and handwasher In the extension of the kitchen, a second living room is organized around a closed fireplace for evenings by the fire. An adjoining bedroom consists of a 180x200 double bed accessible via a two-step staircase. Dressing room and shower area. ON THE FIRST FLOOR The main staircase leads to a children's area. This space is equipped with a reading and relaxation net. Children's games are available. Bathroom on the landing In a row 3 large rooms: 1/ A dorm consists of 3 beds that can accommodate 5 people: • 1 x 160 x 200 double bed • 1 single bed 90x200 • 1 x 90 x 200 bunk 2/ In continuity, an adult room equipped with a king size bed 180 x 200 and a crib. 3/ En-suite bathroom with 2 person corner tub and shower. Double vanity. Electric towel dryer. ON THE FIRST FLOOR ON THE FOOTBRIDGE SIDE One bedroom equipped with a boat bed for 2 people and a shower room. Dressing room. OUTDOORS Driveway allowing to park several vehicles, body of water secured by ganivelles. South facing terrace, south west terrace for sunsets. Lawn about 1500m2. LAUNDRY Equipped with a washer dryer, all the cleaning supplies. Spreader. Hot water tank, electric panel, pool machinery, spare gas bottle, inflatable castle AIR CONDITIONING The bedrooms have AC. Guest access The house address is easily listed on major GPS systems. The house is at the end of a road that is passable throughout the year. Multiple vehicles can be parked in the gravel driveway. The main room is accessible on the ground floor. To allow for self-check-in, a key box is positioned at the external gate. Access is through a locked glass door. The key is available near the door but not accessible to children. LOUNGE NET Access to the relaxing and reading net and limited to four adults. This one isn't a trampoline! Children are welcome, under adult supervision. FIREPLACES - FIRE PIT - BBQ All the amenities available for the production of fires are under the responsibility of the hosts. Given the risk of fire, we ask that they are always monitored. Emergency fire extinguishers are available on each fireplace as well as in the kitchen. OUTDOOR POND Access to the outdoor pond is secured by a Ganivelle type fence 80 cm high. It is not allowed to swim in the pond This one has become the refuge of common carp, silver carp, let's keep and depending on the season of an egret, ragondins and a cat: please respect all this small ecosystem! LEISURE & KID-FRIENDLY Ping pong table, board games, relaxing net, children's games, outdoor bouncy castle, mini outdoor swimming shell for babies, barbecue, fire pit, indoor slide, indoor swing, children's library... VIDEOSURVEILLANCE INTRUSION PROTECTION The house is equipped with an anti-intrusion alarm working with disarmament code. The house is equipped with 4 CCTV cameras protecting only on outdoor spaces. ECOLOGICAL BED LINEN We have opted for the setting up of single-use bed linen for virtuous reasons. This makes it possible to limit the use of water and detergent. Bed linen is picked up at the end of the stay and returned to the supplier for ecological reprocessing
