Conveniently located just outside of Athens off HWY31, you'll be just minutes from town, 20 minutes from Canton, 30 minutes from Tyler, and 1 hour from Dallas. The one bedroom/one full bathroom cottage is stocked with everything you need to ensure your stay is cozy! Enjoy your morning coffee on the screened in porch, or gather 'round the firepit in the evening for s'mores. The space Relax in our 400 sq ft luxury tiny home! The bedroom features a queen bed. The sofa folds out into a full size bed in the living room. There is a full bathroom with walk in shower. Enjoy reading books, watching television, or playing board games in the living room on rainy days. Venture out onto the back porch which is completely screened in, or head outside for a barbecue around the fire pit. The bathroom and kitchen is stocked with everything you need to feel at home. The Cozy ETX cottage is conveniently located right off HWY 31 and the entire 1 acre property has a 6 foot fence with gated entrance for your privacy!
