Important Information for Our Valued Guests: This house is located on a shared land property, behind another house, but it has its own private entrance, separate address, and dedicated mailbox. Please make sure to use only the designated entrance for this property when entering and exiting, and avoid accessing the other house’s area to respect the privacy of its residents. During the summer season in Southern California, particularly in Los Angeles, due to the heat, the number of ants, spiders, and cockroaches increases more than usual, and they tend to try to enter the house. Please always keep doors and windows closed, and if you see any, use ant spray. Avoid dropping crumbs of bread, rice, and snacks on the floor, and keep your living space clean daily, as it helps maintain both your health and the cleanliness of the house. Utilities (Water & Electricity) Utilities are included up to $200 every two months. If bills go over this amount, guests must pay the extra cost. By booking, you agree to cover any additional charges if usage exceeds this limit. Thank you for your attention and understanding. Please only dispose of toilet paper in the toilet. Do not flush hair, cotton balls, baby wipes, or any other items not designed to be flushed. These should be thrown into the trash can, not the toilet. If anything other than toilet paper is flushed and it causes a blockage or damages the plumbing, you will be fully responsible for the cost of repairs. These costs will not be covered by me, the host. Additionally, any damage to appliances, furniture, beds, mattresses, doors, windows, mirrors, locks, AC, water heater, or any other items in the house must be repaired or replaced by the guest before check out. Please note that the number of guests must match the number listed in your reservation. If you bring additional guests, a fee of $200 per person per day will be added to the total cost of your stay. If an additional guest plans to stay long-term (at least one month), an extra $1,000 will be added to the rental cost. We kindly ask that you inform us and update your reservation through Airbnb before bringing any additional guests. Thank you for your understanding! Important Reminder Regarding Pets: According to house rules, after each use of a pet, the area must be thoroughly cleaned. Pet Policy and Waste Disposal Clause In the event that the Guest brings any pet, including but not limited to a dog or a cat, the Guest agrees and undertakes to immediately collect all pet waste using an appropriate bag and dispose of it in the designated trash receptacles within the Property, and strictly refrain from leaving any pet waste in the yard, common areas, sidewalks, or surrounding premises. This obligation forms an essential part of the Guest’s duty to maintain the Property in a clean, sanitary, and lawful condition in accordance with applicable California state law and local municipal ordinances. Failure to comply with this clause shall constitute a material breach of the terms of stay. Upon observation of such a breach, the Host shall have the right to terminate the reservation and/or occupancy immediately and without prior notice. In such event, the Guest shall remain responsible for payment of all applicable cancellation fees pursuant to the reservation policy, and additionally shall be liable for liquidated damages in an amount equal to one (1) month’s rent as compensation for the impact of the violation and associated costs. The Host may document the violation by photographs, video recordings, or other reasonable evidence and may retain and submit such documentation to Airbnb and/or competent authorities if necessary. Every wensday, trash bins must be placed outside the house for city pick up. Do not keep any trash, cigarette filters, or dog poop inside the house or backyard. Clean up after your pets and dispose of waste in a black trash bin. Please ensure all trash bins are in the front of the house. No trash items should be left in front of the porch or in the backyard. Guests are allowed in the backyard, and the black metal gate must remain closed at all times. Everything should go directly into the trash cans. Please only dispose of toilet paper in the toilet. Other things to note Please read the following policy carefully before making a reservation. The house has a total of 2 rooms and 2 bathrooms and laundry with 2 Queen beds set up for 4 guests. Before your stay, all plumbing for the bathrooms, including toilets, sinks, showers, kitchen pipelines, and all appliances, doors, AC, Heater, gates, and furniture have been checked and cleared to ensure there are no problems. In case of a lost or broken house key, the tenant is fully responsible for the cost of replacement. The host will not cover any expenses related to key replacement or locksmith services If you request a change in bed size from queen to twin, there will be an extra cost of $500. Please do not throw anything besides toilet paper into the toilet. No hair, cotton balls, baby wipes, or anything other than toilet paper should be thrown into the toilet. If any damages occur due to this, you will be fully responsible for paying for the necessary service to fix it, which will not be covered by me as your host. In case the internet, electrical, or water is cut off from the property, all guests should be patient until the issue is resolved by the city or any related company, which may take up to 24 to 72 hours. The pet rent fee is $200 each. An extra guest per person will cost $300 per night. No extra guests are allowed under any circumstances. Smoking cigarettes or weed is not allowed in inside the rooms or the house. No guests besides yourself are permitted, including friends, family, boyfriends, or girlfriends. There are three surveillance systems and security cameras operating 24 hours a day in the front doors, front yard, and backyards, with recordings. Always remember to turn off the AC before leaving the house. If the AC unit freezes, you could be stuck for at least 3 days. The recommended minimum temperature is 75 degrees Fahrenheit or 25 degrees Celsius. Keep the heater set between 66°F and a maximum of 70°F during the winter. To ensure the safety and security of everyone, please maintain confidentiality regarding the property location and refrain from sharing it with unauthorized individuals. Always lock the house door securely when leaving, and ensure the gate is closed and locked at all times. Guests are solely responsible for their personal belongings. If the property is left unlocked or the gate is open, resulting in theft, the guest will be held liable for any damages incurred. Free Parking is available across the street from the house, please park across the street. Please keep the house doors closed to prevent crickets from entering. Trash bins must be moved out to the front of the house every Tuesday by the Guest and returned on Friday to the inside of the property.
