Orchard House is a stylish home having undergone extensive modernisation to create a fabulous space for a family or group to enjoy, it is perfectly situated for accessing all that North Devon has to offer from fabulous beaches to the rolling countryside. The property has a luxury spa bathroom with tv and sound system, four spacious double bedrooms, a large fully equipped kitchen with a snug area, a lounge with a log burner and separate dining room. Parking for 4 cars & 24/7 ext security cameras. The space Orchard House (EX32 9ER) Luxurious and Spacious house that is spread over three floors and comfortably sleeps 8. Private Parking for up to 4 cars and Ext Security Cameras 24/7. This is an ideal space for an extended family or perhaps two families on a Devon break together, the stylish property makes a great base from which to explore the countryside and coast. Kitchen Well Equipped open plan kitchen and snug area which has underfloor heating. The Kitchen has a large range cooker with electric oven and gas hob, a microwave, air fryer, x4 slice toaster, coffee machine, American style fridge/freezer with ice machine, a waterfall sink with a kettle tap. Utility area with washing machine and tumble dryer. The snug has comfy sofa’s - ideal for children viewing or as a second TV room. Dining Room A stylish Dining Room with a table with seating for 8 (High chair can be available on request). Lounge A Large spacious lounge with high ceilings and comfy sofa’s, a wood burner will be set up (for those cosy colder nights). A large 66” smart tv with Sky Movies package and Netflix so a great place to kick back and relax, there is also a Sonos system and DVD player. A range of books and board games are available. French doors will take you out onto the patio area. 4 Double Bedrooms Master Bedroom with shower en suite. (1 double room has twin beds, this can be made into a super king room if preferred). There is a dedicated work space area in bedroom 2. Spa Bathroom Luxury whirlpool bath and tv, walk through waterfall shower. Enjoy a long soak in the bath and use the whirlpool bath to bubble away the hustle and bustle of the day. Outside space A Large patio area that has an outdoor sofa and seating area, their is also a dining table for alfresco dining (with BBQ) Their is a lovely lawned area for lawn games, two water wall features and a separate sunbathing area with loungers. The garden has detailed lighting which is lovely when sitting outside in the evening while you enjoy a gin and tonic. The garden is not fully enclosed as it gives access to the driveway. Other Extras Sky TV Free fast fibre Wi-fi Bath towels and premium bed linen are all provided. Hairdryers Travel Cot and Highchair are available on request. Orchard House is perfectly positioned to explore North Devon coastline and enjoy all that North Devon has to offer, whether you are seeking a peaceful getaway, romantic retreat or an adventure filled holiday. * 15 minutes walk into its Barnstaples historic town where you can access a range of shops, restaurants/pubs, coffee shops, museum. The main bus and train station are also in town. * 30 minutes drive to the fabulous surfing beaches of Croyde, Saunton Sands and award winning Woolacombe beach. Ilfracombe’s pretty harbour is a worthy trip and seeing Verity the Damien hurst sculpture. The harbour has Fishing charters and pleasure cruises around the coast or to Lundy Island (Diving can be arranged) * 5 minutes access to the famous Tarka Trail which is popular with cyclists and walkers, it has miles of flat terrain with outstanding views of the river Taw and Torridge and access to pubs, beaches and restaurants on route. Other things to note Towels and Linen are all provided however beach towels are not provided. Full travel and key collection instructions will be emailed directly to you two weeks prior to your stay. A travel cot can be available on your request but please note this does not include linen. This is a family home where we often stay. This makes it more of a ‘home’ as apposed to a holiday let, so you will find pretty much everything you’ll ever need, and a lot more besides.
