THE PROPERTY + This is an apartment complex NOT A HOUSE NOR A HOTEL. The 5 stars reviews you see does not mean this is a 5 stars hotel setup with all the bells and whistles. This is a simple, cozy place that is designed for those who are on a budget but likes some nice interiors and clean environment. + This is a relatively safe community. We do not have security guards watching the gate/property/vehicles to keep our nightly rates low. Locking your cars, scooters, windows and doors is a must to avoid problems. If security guards are important to you, this is not the place you want to book. + The gate is always unlocked for ease of vehicles ingress and egress. Some dogs or cats may roam around the compound. They are friendly BUT PLEASE DO NOT FEED THEM. + We require all our guests to keep the gate close at all times. UNFAVORABLE LOCATION (that's why our rates are lower than competition) + This apartment is far from most attractions and tourist areas. It is 10-15 minutes drive to Alona, the beaches and other famous spots in Panglao. + It is close to the Free Dive Academy Panglao and the Napaling Reef where plenty sardines live. But other than these, there is not much to do around the area. + There are no decent restaurants nearby. Local vegetable, fish, chicken, groceries and fruit stores are available within a walking distance. Most of these stores close at 7PM. It is imperative that you have dinner somewhere else before arriving late at night. LIMITED PUBLIC TRANSPORTATION + Buses and jeepneys are rare with few destinations. + Grab or any Taxi app IS UNRELIABLE. + Tri cab/Tuktuk do pass by the place and can only carry 5 guests at a time. + Renting a car or a scooter IS THE BEST MODE of transportation. Highly recommended. + We will send you links and numbers for scooter and car rental vendors once booking is confirmed. + Remember, the rental vehicles are not a part of our services. The transaction is between you and the vendor and any problem that may arise MUST NOT BE a part of your review related to your stay. POTENTIAL NOISES + We are 20 meters away from the national highway, as expected, you will be hearing all kinds of vehicle noise specially during the daytime. + You are in the Philippines, the Karaoke Capital of the world. Karaoke singing around the area maybe heard as early as 6AM until 10PM. We do not have control over this. We will not go around and asking neighbors to stop singing. Panglao curfew starts at 10PM and ends at 6AM. + We have a power generator that will be turned on during power outages. It produces sounds as expected. + Some chicken crows in the morning and sometimes at midday. !!! Do not book this listing if anyone in your group is sensitive to noise. We have ear plugs for sale for 20php a pair, but this may not be enough to cancel the noises. You have been fully informed. Avoiding this place if you are sensitive to noise is the best thing to do. Please book responsibly. Airconditioning / AC + We clean the ACs twice a year. March 15-31 and September 15-30 timing windows. We will not accept requests to have the ACs washed and cleaned outside the timing window. We cannot clean the ACs while there are guests checked in. + There will be noticeable dusts on the front AC covers. These dusts get sucked in towards the AC filter and not blown outwards. + We require guests to turn the ACs off when no one is in the unit. Help us save maintenance and bill to keep our rates low. + There is NO AC in the living room. You may turn on both bedroom ACs and leave both doors open to provide cool air to the Livingroom. +Both ACs are window type. They will produce sounds that may not be suitable for light sleepers. Bring your own ear plugs or you can buy ours for 20php a pair. This may not work for all guests. Avoiding booking this place if you are sensitive to noise IS BEST. TOWELS AND BEDDINGS + We use fresh towels and sheets every turnover. Some of our light-colored beddings/towels have minor noticeable DETERGENT STAINS which are hard to remove. Again, these are clean sheets but with detergent stains and is safe to use. If you are very particular with sheets appearance, please consider booking somewhere else. We will change beddings on the 7th day free of charge and must be requested by you. We can change the beddings before the 7th day for a 500php fee per change. + For your convenience, we will provide 1 towel per guest. We do not provide another set of fresh towels during your entire stay to keep rates down and help save the environment. You are expected to hang your towels to dry every after use. Clothesline are provided at the back. You may also take the towels to the laundry shop across the street if you wish. You will be paying for the laundry fees. We will not provide another towel for beach use. Bring your own beach towels. + Our washing machine is strictly for our use only. We do not accept any laundry service. There is a laundry shop across the street. They are close on Sundays. INSECTS, BUGS, ETC... + We do pest control regularly. BUT... + The place is in a tropical zone with plants surrounding the building. House lizards/Geckos/Spiders/Ants/Roaches and other insects may be seen inside and outside of the apartment unit as this is in a garden setting place. They are HARMLESS and should not cause PANIC. We have systems in place to discourage them from coming in but nothing is perfect. They can come in through open doors or windows that you forget to close. They may also be carried by guest's luggage from other places. Do not book this place if any one of your groups is allergic or very scared of these creatures. Again, if in case you see bugs, please do not panic. Inform us and we will provide the anti-bug sprays for you to neutralize them. + We have sightings of snakes around the garden area. We also have seen rodents around the building. They may come close to the living area specially if you leave food around. Keep the area clean to discourage them. CHECK-IN / CHECK-OUT + Standard check-in time is 3pm to allow us ample time to clean and repair issues in between stays. We are usually fully booked, and we accept last minute bookings, thus, early check-in is usually NOT available NOR guaranteed. IF AVAILABLE, we will inform you in the morning of your arrival. However, we charge 200 per early hour. Alternatively, you may store your luggage in our secured office and roam around Panglao until your 3pm check-in. We highly discourage arriving early as there is no comfortable spot for you to stand-by this time. + Standard check-out is 11am to allow us ample time to clean and repair issues in between stays. We are usually fully booked, and we accept last minute bookings, thus, late check-out is usually NOT available NOR guaranteed. We can accommodate late checkout out only when it is available. 200php per late hours (minimum of 1000) will apply. Alternatively, luggage drop-off is allowed at the secured office free of charge until your flight. ETC... + Do not do drugs, smoke, vape, party inside the apartment. Smoking is allowed outside. 1,000 PHP penalty for each violation. + You may cook inside the unit but avoid cooking foul smelling food including but not limited to dried fish etc... please cook foul foods at the back outdoor. 1,000 php penalty. + USE your own NETFLIX ACCOUNT. REFUNDS / CANCELLATIONS + FIRM is our usual cancellation policy. There are no refunds given within 7 days to check-in. We will not accept requests to shorten a stay or move the dates forward within 7 days to check-in. + We require you to have travel insurance that covers refunds to your booking if you cancel in the no refund period. + We will not give refunds if you miss your trip due to sickness, travel issues, change itinerary, etc.. + We will allow you to cancel for a full refund 3+ days before check-in if a TYPHOON AFFECTS travels in the Philippines only. We will not allow refunds if you cancel within 2 days to check-in with typhoon related requests. + We are fully aware of the "CHECKIN -REPORT FAULTS- MOVE OUT-ASK REFUND scheme that some guests try to circumvent the no refund period. This may include but not limited to, reporting noticeable smell, reporting few insects inside the place, noisy AC, minor cosmetics issues that does not really affect the stay, minor dusts sightings, bed sheets / towels stain, etc. + Yes, you need to report these things to us but DO NOT LEAVE/TRANSFER until we have inspected and verified the issue is unfixable. We will move you to the other units when available if we cannot correct the issue right away. + We have listed all the potential issues and limitations of this listing. You are responsible in knowing and adhering to them. We are a small business and guests cancelling and asking for refunds in the no refund period will kill our business. + Airbnb requires guests to report issues promptly. Airbnb allows Hosts to correct fixable issues within timely. If you find any issue around check-in time, we require that you report it immediately to us so we can visit, check, and if needed correct it. + Walking out and moving to another place AND asking for refund without giving us a chance to inspect, verify and correct may lead to non-coverage protection. This scheme is obvious and we will not tolerate this kind of behavior. We will report this scheme to Airbnb which may lead to your account being banned. If you change your mind or you made a mistake, own it and accept the loss AND please do not punish us with a retaliatory bad review if Airbnb's decision will not favor you.
