The resort fee is not included in the reservation and will be charged separately at $50 per day. All guests must arrive within the check‑in time frame listed on the property description. I personally greet every guest, and I do not offer self check‑in or keypad access. 2. In‑Person Check‑In Requirement For the safety of all guests in this shared home, I require that everyone on the reservation be present for check‑in. Just like hotels, all guests must present a government issued ID upon arrival. 3. Agreement to Policies By confirming a reservation, guests acknowledge and agree to follow all check‑in policies outlined in the listing. Planning your arrival accordingly is appreciated. If guest(s) do not adhere to these guidelines, the reservation is subject to cancellation without any refund. 4. Respecting the Check‑In Window Because I manage all check‑ins myself, late arrivals outside the designated window are not possible. Unlike hotels with 24/7 staff, I do not have the ability to accommodate arrivals at any hour. If a guest books travel that arrives past the latest check‑in time, an additional late‑arrival fee may apply. $25/hour for each hour after 10 pm. The latest check-in time is 1 am. If flights are delayed, proof of travel delays (email from airline or similar documentation) is required in order to waive this fee. 5. Arrival Time Required 24 Hours in Advance Guests must provide their planned check‑in time at least 24 hours before arrival. If the reservation is a last minute booking (less than 24 hours before earliest check in time), guest(s) must provide your check-in time within 1 hour of confirmation of reservation. Frequent changes to arrival time can disrupt my schedule, so guests must provide a confirmed arrival time and adhere to it. 6. Early Check‑In Early check‑in may, on occasion, be available. However, it must be requested and approved at least 24 hours in advance. Due to personal commitments, early check‑in is not guaranteed and is subject to a fee. 7. Same Day Bookings For same‑day bookings, check‑in timing depends on my availability, as I may already have commitments. I’ll provide the earliest possible time, but a specific check‑in time cannot be guaranteed for bookings made less than 24 hours in advance. Guest access Guest access: During your stay, you will have exclusive use of a private bedroom and shared bathroom in between the two rooms. Shared upstairs spaces: loft area which includes couch, large dining table that seats 4, coffee maker, mini fridge and freezer, and microwave. Shared downstairs spaces....kitchen, living room (near the front door), dining room, patio, and backyard..... may be used between 8 am - 10 pm. During quiet hours, 10 pm - 8 am, the entire downstairs is private and is for the exclusive use of the host, Sunshine. No guest access: Garage, downstairs bedroom & bathroom, desk 'office' area, and family room. These areas are for the exclusive use of the host, Sunshine. Thank you! One parking space per room is allowed. If you have additional vehicles, let the host know in advance so that overflow parking can be arranged. Other things to note * For the safety of the host, all guests, co-travelers in this shared home environment, all guests and their co-travelers who will be staying in the space must have an Airbnb profile with a verified government ID. Please have each co‑traveler create an Airbnb account and complete the ID verification process. Once everyone is verified and listed on the reservation, I can confirm the booking. In addition, all guests and their co-travelers must show government ID at the 'in person' check-in. * Arrivals outside the hosts check in window subject to a fee. * Arrival time must be communicated to host 24 hours in advance * No smoking inside or outside the home. Anyone found to be smoking risk losing their reservation (without refund) and will automatically be assessed a $200 fee. * No children under age 3 without prior approval of the host. If not automatically charged by Air BnB, children will be an additional charge under 'additional guest fee'. * Thermostat settings when home: AC - no lower than 76°. Heat - no higher than 68°. Off when not at home unless outdoor temperature is extreme. DOG POLICY (Shared Home) Subject to approval, one well-behaved, non shedding dog may be allowed, solely at the hosts descretion and subject to a pet fee. Failure to abide by pet rules may result in cancellation of the reservation without refund. Guests are required to abide by all Pet Rules below: PET RULES: • Dog must be at least 1 year old and fully house-trained (no puppies). • Dog must be crated anytime the guest leaves the house. • Dogs must remain in the guest’s private room and are not allowed in shared areas of the home. • Dogs are not allowed on furniture. • Guests must immediately clean up all waste outside. • Food and water bowls must be placed on tiled surfaces only and removed when not in use. • Guests are responsible for any pet-related damage or additional cleaning.
