13 bedrooms sleeping 30 people (in real beds!): Have fun with your family or friends by renting the Villa Colonica with 9 bedrooms (sleeps 18 to 21) together with the Cottage Fienile with 4 bedrooms (sleeps 8 to 9), surrounded by the Tuscan Chianti countryside, relaxing with a glass of wine and a swim in the pool. All rooms are fully equipped with AIR CONDITIONING and high-speed WiFi Internet. The structure is also suitable for corporate team building, providing a whiteboard and projector. The space Large groups or families up to 30 people may rent the whole estate Podere Le Rondini that consists of 13 bedrooms (9 bedrooms inside the Colonica Villa and 4 bedrooms inside the Fienile Cottage), able to sleep up to 30 people all in real beds (NO sofa-beds or similar, just real beds). Here below are descriptions of COLONICA VILLA and FIENILE COTTAGE: COLONICA VILLA: made of 9 bedrooms (of which 5 double-bedrooms and 4 rooms that can be used as triple-, twin- or double-bedrooms), 10 bathrooms (each one with shower, bidet, wc, basin; one is suitable for handicapped people - EACH BEDROOM HAS ITS OWN PRIVATE, INTERNAL BATHROOM), 3 living-dining-rooms (two of them with working fireplaces (made of stones)) with TV and with a kitchen-corner equipped with all you need to cook; in addition, there is 1 large kitchen fully equipped with a 4 rings stove, fridge, freezer, dish-washer, oven, microwave, moka (Italian Coffe-Maker), toaster, American-Coffee-Maker and kettle. Next to this kitchen, there is a dining-room able to sit up to 21 people and on the same floor you also have a second diningroom for 8/10 more people. Private heating. Two private shady gardens equipped with BBQs, tables and chairs in order to relax or organize dinners or parties. WI-FI in each room. Each room is FULLY AIR-CONDITIONED!!! The FIENILE COTTAGE, fully AIR-CONDITIONED, is a second independent building that you are renting here, free on the 4 sides. It consists of two units: - the FIRST UNIT (that we call "ACERO Suite") is made of 2 double bedrooms (of which one may be changed with 2 twin beds; one may be changed in a triple on request), 2 bathrooms (each one with shower, bidet, wc, basin), a large livingroom with a working fireplace made of stones, a closet, a kitchen fully equipped with all you need to cook and with stove, fridge, freezer, dish-washer, microwave, moka (Italian Coffe-Maker), toaster, kettle, American-coffee-machine. Guest access At guests disposals there are free parking places inside the property, the swimmingpool and the park with a playground for children 0-6 years Other things to note NO PETS ALLOWED: if you bring a pet with you, extra fee to pay is 200 euro/each pet, for special cleanings we must do on your departure to avoid any problem with future guests allergic to animal hair. ELECTRIC CARS/VEHICLES: It is prohibited to recharge cars or other electric vehicles inside the property. We can address you to the charging stations closest to our place. If you may urgently need to recharge your electric vehicle, please contact us to help you to solve the problem, but do not connect to the facility's sockets without informing us (you risk a blackout or compromising our electrical system). WE PROVIDE LAUNDRY SERVICE: guests are not allowed to use the washing machine & dryer by themselves (sorry but we had bad experiences in the past about that), so we will collect your laundry bags and we will wash & dry the clothes for you. This service will cost 15 Euro/each washing (max 6 kilos of clothes per each washing). DEPOSIT: On arrival, the client must pay the owner or his appointee a deposit of Euros 1,000.00 cash for the booked accommodation/s. The deposit will be returned at the time of departure, but for holding back sums owed for any damage caused or for expenses not included in the contract (damages to furniture, extra cleanings and so on). Please note that in case the client causes serious damages for a larger amount than covered by the deposit, the owner may require the amount due in addition to cover the full damage and the client must pay this additional amount immediately. In the event the deposit is not paid by the client on arrival, the owner or his appointee reserves the right to refuse the keys. On arrival, clients should hand to the owner or his appointee the passports or ID cards of all the persons that will be staying in the accommodation - and all the documents will be given back to the guests within 15/20 minutes which is the time we need for the guests’ registration. It is prohibited to transfer the booking to others or to show up in a greater number of persons than those indicated. The owner can refuse access to the persons in excess. In case you have more guests than announced & registered in the Airbnb document, just inform us and we will be able to accommodate them (in this case an extra rental fee may be even-tually requested). In case less guests are coming than announced, no refund will be done to the client. MIDNIGHT RULE: It is strictly forbidden to make noise or shouting after MIDNIGHT (NOT INCLUDING NEW YEAR EVE) . The owner may take steps himself to ensure compliance and then recover the costs of these from the client for failure to comply with the Midnight Rule (from a minimum of 100 Euro up to 800 Euro). So, please inform us and discuss with us in advance in case you are thinking to organize parties that will continue until late in the night. TOURISM TAX: THIS TAX IS NOT INCLUDED IN THE RENT YOU PAID on AIRBNB and should be paid cash only upon your arrival. According to the Montespertoli City Council Resolution, from February 1st 2022 the City of Montespertoli has issued the tourism tax of 2 Euro/each person/each night, applied to non-residents staying overnight, irrespectively of the date on which they booked the stay . Please note that this is a legal council & regional tax and just in case the City of Montespertoli will change the terms & conditions relative to the Tourism Tax before your arrival, we will be obliged to apply the new rules/new resolutions. SWIMMINGPOOL : The period of availability is from the 15th of May to the30th of September (from 8am to 8 pm). Dates may vary according to weather/meteo conditions, sometime it is open until end of October but we do not guarantee this. In case of bad weather no refunds will be done to clients per not having had the possibility to use the swimming-pool. In case (for force majeure or for sudden/not foreseeable damages/events) we will not be able to open the swimming-pool in the standard periods as described above, no refunds will be done to clients. The period for the operation of heating is regulated by the Italian law and only in special cases of climatic adversity is the competent province delegated to make any exceptions.
