Both bedrooms are equipped with cozy double beds, and the living area includes a comfy sofa—ideal for relaxing after a day exploring Yerevan. You'll find a fully equipped kitchen with everything you need to cook and dine in, plus a dedicated workspace for remote work or study. Enjoy high-speed WiFi and a Smart TV for entertainment, as well as heating and AC for year-round comfort. There's also a washing machine for longer stays. A charming French balcony offers fresh air and a touch of city charm. Plus, guests have access to a rooftop terrace with panoramic views, 24/7 building security, and private parking for extra peace of mind. The apartment is in a quiet, residential part of Arabkir—just a short 15-minute ride from Yerevan’s city center and within walking distance to shops, cafés, and public transport. Guest access Guests have full access to the entire apartment, including both bedrooms, kitchen, living area, bathroom, and French balcony. You’re also welcome to enjoy the rooftop terrace and use the private parking space. The building is secure with 24/7 access. Other things to note Check-in & check-out Standard check-in is from 15:00 and check-out is by 11:00. Late-night arrivals are absolutely welcome, as the apartment has self check-in. Early check-in is subject to availability, depending on the previous guest's departure and the time needed to prepare the apartment. If you would like to guarantee an earlier check-in, please contact me in advance about the possibility of arranging it for an additional fee. Early check-in is still subject to availability. A few house rules The apartment is located in a residential building rather than a hotel, so please be respectful of the other residents. Quiet hours are from 23:00 to 07:00. Parties and events are not permitted, and smoking is not allowed inside the apartment. Unfortunately, pets are not allowed. Children of all ages are welcome. Cleaning The apartment is professionally cleaned before every arrival and cleaning supplies are available for your use. Additional cleaning during your stay can be arranged between 11:00 and 15:00, or at another agreed time when possible. The cost is 8,000 AMD for cleaning only, or 10,000 AMD for cleaning with a linen change. Utilities & internet Wi-Fi is available throughout the apartment and is suitable for normal everyday use, including working remotely. Water, electricity, heating, and hot water are normally available. Very occasionally, there may be short-term interruptions caused by unexpected building or city emergencies outside of my control. If I receive advance information about any planned interruption, I will let you know.
