Kitchen area with island and 4 bar stools, 2 eye level fan assisted ovens, 5 ring electric induction hob and extractor hood, full size dishwasher, fridge-freezer, microwave, 4 slice toaster, kettle, and Nespresso Vertuo (a small initial supply of pods on arrival). Dining area with table to seat up to 8, fully glazed French doors to rear patio plus a small sofa and 2 wicker chairs overlooking the rear patio. Boot room with built in wooden bench with draws under for shoes, hooks for coats and door leading out to front garden. Utility room with Belfast sink, washing machine and tumble dryer. Lounge with wood burner, 2 sofas, 2 pouffes, Smart TV and windows overlooking rear patio. Cloakroom with WC and sink. First floor Landing Master bedroom with 5ft king-size bed, wardrobe, chest of drawers and Velux window. En suite bathroom with free-standing bath, walk-in shower, WC, sink with vanity unit, mirrored cabinet and Velux window. Family bathroom with bath and shower over, WC, sink with vanity unit, mirrored cabinet and Velux window. Bedroom three with 2 x 3ft bunk beds, chest of drawers, small den/reading nook for children and Velux window. Bedroom two with 5ft king-size bed, wardrobe, chest of drawers and Velux window. To the front of the barn there is a level garden mainly lawned with a path leading to the front door. There is a small patio area to the front of the house with garden table and chairs to sit up to 8 and gas barbecue. To the side of the front door, there is a shed should guests wish to store bikes or other equipment. Outside There are also 3 acres of communal grounds, including a fire pit area and a tennis court (which can be used as a small football pitch) and a large pond.  Please note: The pond is not fenced or covered so please ensure that all children are supervised when using this area.  Parking There are two allocated parking spaces in the car park with further visitors’ spaces available (available on a first come, first served, basis). There is no electricity in the parking area for the charging of an electric vehicle, please check your nearest charge points prior to booking (there are several in Kingsbridge just a 10 minute drive away). Other things to note Included: Bed linen and towels (guests must provide their own beach/dog towels), underfloor electric heating in bathrooms plus thermostatically controlled electric radiators in all other rooms.  Travel cot, high-chair, stair gate. One complimentary basket of logs is provided on arrival from the beginning of October to the end of March. Internet and Telephone: Wi-Fi. There is no landline telephone available but mobile reception is generally reasonable, although please check with your provider prior to booking.  Pets: Two well behaved dogs welcome. Pet Charge £30 per pet per week.  Electric vehicles: Please note that this property does not have suitable facilities for charging electric vehicles.
