Built in a classic barn style, it is set on the first floor above a private photography studio. An outdoor swimming pool is available for shared use with the owners (seasonal opening, see the Useful information and house rules section for dates). Accessed via external steps, this home provides a generous and welcoming space. The front door opens into a well-equipped kitchen with a view over the lake. The open-plan sitting room features a comfy sofa, Smart TV, and a dining table, plus a Juliet balcony with French doors opening to more lake views. Through double doors, the king-size bedroom also offers great countryside views. Outside, your own brick patio with table and chairs overlooks the lake and grounds that are shared with the main house. A few metres away, the heated swimming pool is shared with the owners (by arrangement) but can sometimes be used privately. Nearby sights, attractions and day trips include the Sussex-Surrey border path, the Wey-South Path and Wey & Arun Canal at Loxwood, and the towns of Horsham, Petworth and Midhurst. Full info about this home is available with a search. - Pets: A maximum of 1 well-behaved dog is allowed at a cost of GBP30 per week or part week. If the charge is not taken by this platform we will contact you after booking to arrange. A second dog may be allowed for an additional GBP30 per week or part week, on advance request (please check before booking). Please: No dogs on furniture/beds. Keep them under control at all times and don’t leave them unattended. Bring your own dog bed, bedding and towels. Clean up all mess/hair etc prior to departure. - Contact us for stays over 21 nights (we cannot administrate these via this platform). - Once you have placed your booking request, before we can process your booking we will require some simple additional information such as postal address, direct email and guest details. Please do not book if you are unable to provide this, as we cannot offer a refund on this basis. - Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking. - Insects are an inevitable part of both rural and urban life, as is wildlife in gardens, but virtually all species found in the UK pose little or no risk whatsoever. While all our homes are cleaned and checked prior to your arrival, we cannot eliminate all insects or prevent them from making an appearance – nor prevent a spider from spinning their home in your home. Rest assured that we do not charge you for these particular unauthorised guests. - Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay (please let us know if you plan to arrive the day after your start date). - Kitchen facilities: single electric fan oven with grill and microwave function, 4 electric hobs, under counter fridge with ice box, slimline dishwasher, microwave (in oven), kettle, toaster, cafetiere, Nespresso coffee machine. - Utility room (in pool house): washing machine, tumble dryer, WC, pool shower, pool towels. - Iron, ironing board, 1 hairdryer provided. - The swimming pool is open and heated from 15 May to 16 September. It may be open a week or two earlier or later in the year depending on seasonal temperatures, please check with the owner on arrival. Dimensions approx: 6m x 3m, depths 1-2m. Although it is heated, there is no guarantee of a minimum temperature. The owner will discuss using the pool cover if required (this is not a safety cover and does not support the weight of people or animals). The pool is shared with the owners by arrangement, but can sometimes be used privately (they can advise this during your stay). - Free private parking on the driveway next to the house, with space for 2 cars. - One babe-in-arms/non-walker up to age 1 is welcome in addition to the total guest capacity of this property.
