Rocky Bottom Ranch's old horse barn is now a place to make memories in the Ozark Scenic Riverways! Stalls were renovated to make 2 Queen rooms, 2 baths & a loft w/ 4 twins (can make 2 Kings). Features full kitchen, laundry & open dining/ living space! Enjoy dinner on the large back porch while listening to the bordering creek, then enjoy the fire and horseshoe pits out back! Message us to inquire about renting both RBR & the Barn together for family gatherings! The space Bedroom 1 - Queen bed, dresser, TV (no local channels but stream all your favorite apps!) Bedroom 2 - Queen bed, dresser, TV (no local channels but stream all your favorite apps!) Loft - Up the spiral staircase, you'll find 4 twin beds that can be pushed into 2 king beds! Livingroom - *Fan favorite!* We have a COMFY, oversized couch that turns into a queen bed when the ottoman is slid in place! (We had this couch at our Weekender property and guests kept asking us where we got it bc its so cozy & perfect for family movie nights! So naturally, we had to get one for the Barn too!) There is also a TV here (no local channels but stream all your favorite apps!) Kitchen/ Dining Area - Full fridge, oven, dishwasher, fully stocked with crockpots, pots & pans, cooking basics & everything you need to make meals for a crowd! Large dining table has additional leaves in the laundry room to seat up to 10 people. Laundry Room - Washer/ dryer, extra soft coolers & old towels for the river Back Porch - Party lights adorn a large porch area with 3 tables and LOTS of outdoor seating! 'Mini kitchen' area includes counter space for your meals, an industrial ice machine, a second full fridge and a wine fridge. There is also a propane grill and a Blackstone griddle. Backyard - Have a blast in the back yard at the firepit or playing horseshoes next to the wading creek! Other things to note Trash is picked up on Monday mornings. If you are staying Sunday night, we'd be grateful if you'd set the bin out by the roadside. Thank you! :) ***NO SMOKING ANY SUBSTANCES INSIDE. ***No Littering - Additional cleaning fees starting at $50 minimum will apply if litter is found on the property after your stay. ***Any extra guests and/ or events/ parties must be preauthorized by host. Any unauthorized guests/ events/ parties will result in immediate eviction with no refund. ***Late check out fee: $20 for every 30 minutes after 10 AM. ***Respect property boundaries - Don't go on the East bank of the creek (the neighbor's property). ***There is a SECURITY CAMERA at the entrance of Rocky Bottom Ranch. Any damage to the camera and/ or obstructing the view or its power source is grounds for immediate eviction without refund. Same rules apply for tampering with the Wifi. DOG RULES: -2 dog limit unless otherwise pre-approved. -House-trained, well behaved dogs only. No cats. -Dogs must be crated if left unattended. -Please clean up all waste. -Any damage caused by pet is guest's responsibility to compensate host for replacement.
