The space The Lakeside Retreat is conveniently located off I-90 in a quiet and safe neighborhood of Moses Lake, offering easy access to local attractions, restaurants and shops. Whether you are here for water sports, off roading at the dunes, golfing at Moses Pointe, or a concert at the Gorge, you will find plenty to do in the area! HIGHLIGHTS Close to the Gorge (35 min!) The glass sliding door leads out to a large deck where you can enjoy waterfront dining and cook over a BBQ grill. The modern kitchen features high end appliances & fully equipped with silverware, dishes, cookware, glassware, bakeware, microwave, coffee maker, toaster and blender. The kitchen island has 4 comfortable bar stools, and there is a dining table that backs up to the couch. UPSTAIRS BEDROOMS Bedroom 1: Master King bedroom with en suite bathroom and private shower. Enjoy private access to the balcony overlooking the lake while enjoying your morning coffee. The suite also features a walk in closet & washer/dryer. (sleeps 2) Bedroom 2: Queen bedroom with access to half bathroom. (sleeps 2) DOWNSTAIRS LIVING SPACE The secondary living space is ideal for guests and kids! Furnished with a comfy sofa, a big screen TV and a wet bar that conveniently has a beverage fridge, full fridge, microwave, and stocked with plasticware to use for poolside food & beverages - an ideal spot to unwind after a long day on the lake or attending a concert at the Gorge. DOWNSTAIRS BEDROOMS Bedroom 3: Downstairs Master King bedroom with en suite bathroom. (sleeps 2) Bedroom 4: Downstairs Queen/Twin XL bed bunk room with access to full bathroom. This room includes a desk. (sleeps 6) Bedroom 5: Downstairs Queen bedroom with access to shared bathroom. (sleeps 2) OFFICE/NURSERY One room can function either as a private work space or as a nursery. Room is furnished with desk and an office chair. This room does not have any windows and is ideal to ensure a good sleep for your baby! (pack n play provided in closet by stairs) LAKESIDE Explore the lake on a paddle board! The house is also equipped with an assortment of life jackets from infant to XL adult (Life jackets are stored in the pool deck box). If needed please provide your own baby gates Pool & Waterfront Risk: If you have young children, please take this into consideration PARKING On-site parking is available in the driveway POOL LIABILITY WAIVER Swimming in the pool and/or the lake are AT YOUR OWN RISK. You accept full responsibility for any bodily injury arising from swimming and hold the owners harmless. You understand there are potential dangers of swimming to children who are not carefully supervised, as well as dangers to any person swimming if they have any health risks, are pregnant or are under the influence of drugs or alcohol. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks listed above and agree that you will assume all responsibility for yourself and for the actions of those in your party. You agree to waive any claim against the owners for accidents or claims arising from swimming. All Airbnb guests in the party acknowledge and agree that they have read and understand this waiver and they acknowledge that a confirmed booking at The Lakeside Retreat constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host. CITY OF MOSES LAKE VACATION RENTAL REQUIREMENTS Max occupancy is 14 guests Min age to rent is 25 Max number of vehicles is 6 Quiet Hours are from 10pm to 7am No trash left outside of provided garbage bins No glass in recycle bin (must be thrown in garbage) Respect our neighbors - no trespassing into neighbors yards Renters will follow all and any county mandatory burn bans No pets allowed VERIFIED VIOLATIONS BY THE CITY AND/OR COMPLAINTS MADE BY NEIGHBORS CAN RESULT IN ANY OR ALL OF THE FOLLOWING Fine per violation by the city of Moses Lake Immediate eviction Homeowners & hosts may lose their permit to operate HOUSE RULES - PLEASE READ 1) Guests will be asked to review the house rules and confirm in the AirBnB system that they have reviewed ALL house rules within 48 hours of reservation or the reservation may be cancelled. 2) MINIMUM AGE REQUIREMENT - Primary guest must be at least 25 years old. A confirmation message will be sent requesting the names and ages of each guest in the party and purpose for travel. If this information is not provided within 48 hours of the reservation being made the reservation could be cancelled. 3) The total amount of the reservation the Guest pays for nightly rate, cleaning fees, Airbnb fees, and taxes does NOT include allowance for damages or misuse of the property. 4) LIABILITY WAIVER - OCCUPY AT YOUR OWN RISK - By choosing to stay at the home the Guests assumes all responsibility for any and all personal property damage and personal safety. Guest assumes any and all liability and for the use of the property and pool and assumes full responsibility for all minors. By continuing with the reservation and choosing to stay at the property the Guest agrees to hold the Host harmless relating to any and all claims that may arise as a result of the Guest staying at the property. 5) Check in is available starting at 4pm. If you want an early check in and its available, please contact the host and we will see what we can do. 6) Check out is at 10 am. Late checkouts will delay our cleaners and result in a $25 charge each hour. 7) No smoking of any kind inside. Feel free to smoke outside, but don't smoke in front of open doors and windows. If we have to mitigate smoke damage, the cleaners charge a $500 fee which will be passed on to you. 8) No PARTIES of any kind. Sorry to be so serious about this one, but we have to be good members of our communities. The reservation is for the number of guests listed on the reservation. The presence of any undisclosed overnight guests will result in an immediate cancellation of the trip without any refund. Any more than 2 temporary guests without Host approval will result in an immediate cancellation of the trip without any form of refund. Additional individuals at the property WILL be considered a party or gathering. If it is found that there is a party or gathering being held at the residence there will be an automatic minimum $500.00 additional cleaning fee charged to the Guest and the $100.00 per extra guest fee will be charged per additional person at the property. If the use of the property is grossly outside of the house rules the police will be contacted to escort all offending guests and their belongings off the property. The Guest's stay will be immediately terminated and there will be no refund for any amount of the booking. If your planning to have a big party….find another house! 9) Quiet Hours are from 10pm to 7am weekdays and weekends. Please be mindful of anything other than quiet noise in the backyard after 10pm. Please be respectful of our great neighbors. 10) No Pets Allowed. Having a pet at the home will result in a $500.00 additional cleaning fee PLUS the cost of any damages to the home caused by the pet. 11) Our thermostats are smart thermostats and set to stay at a comfortable temperature. Pushing the equipment out of that range can break the system, create an uncomfortable stay and generate a large bill to the guest for damage. *DO NOT* leave open any doors or windows while the air conditioning unit or furnace is operating. This can cause failure of the HVAC system. 12) POOL - **DO NOT** disconnect or remove the pool vacuum at any time during their stay unless express permission is granted by the host. Removing the vacuum could result in poor water quality or damage to the pump. If the pump or pool vacuum is damaged during the Guests stay from the Guest removing the vacuum during their stay the guest will be responsible for the TOTAL cost of repair or replacement. **Young children MUST be accompanied by an adult at all times. NO diving or flipping into the POOL. Pool is shallow. ***SWIM AT YOUR OWN RISK***Guests agree to waive any responsibility of the owners of the property when using the pool. 14) FIRE PIT - If the guest chooses to use the fire pit the cover must be put back on once the unit has **COMPLETELY COOLED** or the cover could melt and cause damage. *** DO NOT roast marshmallows or put ANYTHING in the fire. Close the gas valve when done using. 15) NO OPEN FLAME IN THE HOUSE - NO CANDLES - NO OIL WARMERS 16) SECURITY CAMERAS - there are security cameras located on the property. There is a front door bell that records video and sound. Additionally, there are front & backyard cameras that also record video and sound. These are the ONLY devices at the property that record video or sound. These devices are in place for our home safety and liability purposes. The cameras are not to be tampered with at any time. Tampering with the security system or cameras will result in a $500.00 fine. 17) DAMAGES TO THE HOME/PLUMBING - For any damages to the home, *INCLUDING SCUFFING OR CHIPPING PAINT ON THE WALLS* or *REFRIGERATOR DENTS, DAMAGE AND SCRAPES* , the Guest will be charged for the full cost of repair or replacement. This includes labor and materials for a qualified professional or contractor to repair the damage. *Please do not flush any feminine products down the toilet - this will cause severe damage to our plumbing. Any damage done due to feminine products flushed down will result in the guest being charged the full cost of repair or replacement. 18) CLEANING - Upon checking out we ask that the Guest: Load all of their own dishes in the dishwasher and start the machine. Dishes can not have any food on them when loaded into the dishwasher. Put all towels in the hampers provided. Housekeeping requests for the Guest to place all light colored towels in the washing machine and start the wash cycle to help give them a head start cleaning for the next guest. Remove bed linens and place them in the hampers provided. ALL trash must be picked up and thrown away in the trash cans provided. **DO NOT THROW AWAY ANY LIQUIDS IN THE TRASH CANS! ** All perishable items in te refrigerator and freezer items must be removed and thrown away. Condiments should be left for future guests. ***NOTE - It is VERY time consuming cleaning a house of this size to the sparkling clean standard we like to provide to each Guest. If any Guest leaves the property in a condition that requires and excessive amount of additional cleaning the Guest will automatically be charged the full additional cleaning fee charged by the housekeeping staff. Bonus Rule: Relax and Enjoy your Stay! Guest access Guests have access via keyless entry to the entire house other than the small garage and the storage room under the stairs.
