Podere RinasciDentro ( entire farmhouse )
Podere RinasciDentro ( entire farmhouse )
Description
Directly on the EROICA and STRADE BIANCHE CYCLE PATH; 6 km from the RAPOLANO SPA, in the poetic beauty of Italy. Harmony, simplicity, time slowed down by stillness, serenity, are the ingredients of that Holy Beauty that a holiday must rekindle in the Spirit. We have deliberately left the rustic soul, the taste for harmony among things: the rooms have been designed to revive the healthy everyday life of the past. Relax... The space The FarmHouse was built in the 10th century as a watchtower to control access between the Val d 'Orcia and the Sienese territories, both from the Crete Senesi and from the roads that from Arezzo reached Siena and beyond (the view embraces a vast territory between Siena, Grosseto and Pisa). From 1260, after the Battle of Montaperti cited by Dante in the Divine Comedy, and which took place 2 km from the Podere, the entire area was purchased by the Piccolomini family (including 2 Popes: Pius II and Pius III and a Venerable, born Bianca Maria Piccolomini, who among other things lived in the 20th century within the walls of the Casale, and whose life is being examined by the Vatican Commission called Pope Francis, for the cause of Beatification). Inside it has a natural spring diverted in 1480 into a large covered washhouse inside the Property. The ancient cellar was an Etruscan tomb on an older path, now disappeared, which however in its original path crossed the hall (once also used as a stable). The thousand-year-old perimeter walls of the tower are visible in almost all their original structure inside the Casolare. The upper hall preserves, although restored, a hidden kitchen, typical of the Risorgimento period (with a large fireplace for cooking and indeed a sink with a worktop inserted between the walls of the room with two wooden doors that covered its features and the small pantry). The bread oven outside, still in perfect working order today, which stands outside the Casolare is from the 19th century, as is the adjacent barn. The Casolare has been restored several times also between the 20th and 21st centuries, trying to leave its history and millenary imprint as visible as possible. The flooring of many rooms, in particular, is almost 600 years old. The environment deserves a lot of respect and we ask our Guests to have absolute consideration for it. We remain available for the curiosity of those who stay there, given that many well-known historical events have occurred in the adjacent lands. Upon arrival, we ask guests for a deposit of 900.00** euros, which we will return immediately upon departure, after having verified that there has been no damage to the structure and objects inside and outside of it by those who stayed there. **The rental contract for a holiday home, the so-called tourist rental contract, is governed, like other forms of rental, by Article 1571 et seq. of the Civil Code, but unlike other types of contracts, it does not provide for the obligation to pay a deposit or a caution. However, if a caution is established at the choice and discretion of the contracting parties, the owner may retain this sum at the end of the duration of the contract as compensation for any damage to the property or for the payment of utilities, if these are not included in the rental price and remain unpaid. Article 1587 of the Civil Code, however, requires the tenant to maintain the rental property in the same conditions in which it was delivered and exclusively for the agreed use. Therefore, he cannot decline responsibility and will be required to pay the relevant compensation if the damage caused is estimated to be greater than the caution paid, upon request of the landlord. It is therefore necessary to stipulate a contract between the parties which, if it does not exceed 30 days, has no obligation to register. The tourist rental contract must be drawn up in written form under penalty of nullity, pursuant to Law 09 December 1998, no. 431 and must contain all the conditions and data relating to the property and the contractors, as well as the amount of the rent (and any deposit or caution paid), the expenses included or excluded in the price (electricity, gas, condominium, cleaning, etc.), the terms of delivery and the times established for the return of the keys.
