Upstairs, private bedroom + shared bathroom (next to room, shared with only with one other guest room of max 2 people) in a shared home (host is downstairs). Beautiful shared home in Nocatee (Ponte Vedra). Centrally located just minutes from Jacksonville, Historic St. Augustine, and the beaches. Amenity center access may be requested at the time of check-in, subject to approval at the host’s sole discretion. The resort fee is not included in the reservation and will be charged separately. The space BEFORE, sending a 'request to book' review the listing description thoroughly to ensure a good fit for you and the host. If you have any questions after reading, reach out to the host using the 'message host' button. This will ensure that your credit card won't have a hold or charge in the event the host declines your reservation. **Please note** Check‑in is from 5–10 pm, and I personally greet all guests. For same‑day bookings, check‑in timing depends on my availability, as I may already have commitments. I’ll provide the earliest possible time, but a specific check‑in time cannot be guaranteed for bookings made less than 24 hours in advance. Guest access Guest access: During your stay, you will have exclusive use of a private bedroom and shared bathroom in between the two rooms. Shared upstairs spaces: loft area which includes couch, large dining table that seats 4, coffee maker, mini fridge and freezer, and microwave. Shared downstairs spaces....kitchen, living room (near the front door), dining room, patio, and backyard..... may be used between 8 am - 10 pm. During quiet hours, 10 pm - 8 am, the entire downstairs is private and is for the exclusive use of the host, Sunshine No guest access: Downstairs: Garage, bedroom & bathroom, desk 'office' area, and family room. These areas are for the exclusive use of the host, Sunshine. Thank you! One parking space per room is allowed. If you have additional vehicles, let the host know in advance so that overflow parking can be arranged. Other things to note * For the safety of the host, all guests, co-travelers in this shared home environment, all guests and their co-travelers who will be staying in the space must have an Airbnb profile with a verified government ID. Please have each co‑traveler create an Airbnb account and complete the ID verification process. Once everyone is verified and listed on the reservation, I can confirm the booking. In addition, all guests and their co-travelers must show government ID at the 'in person' check-in. * Arrivals outside the hosts check in window subject to a fee. * Arrival time must be communicated to host 24 hours in advance. * No smoking inside or outside the home. Anyone found to be smoking risk losing their reservation (without refund) and will automatically be assessed a $200 fee. * No children under age 3 without prior approval of the host. If not automatically charged by Air BnB, children will be an additional charge under 'additional guest fee'. * Thermostat settings when home: AC - no lower than 76°. Heat - no higher than 68°. Off when not at home unless outdoor temperature is extreme. DOG POLICY (Shared Home) Subject to approval, one well-behaved, non shedding dog may be allowed, solely at the hosts descretion and subject to a pet fee. Failure to abide by pet rules may result in cancellation of the reservation without refund. Guests are required to abide by all Pet Rules below: PET RULES: • Dog must be at least 1 year old and fully house-trained (no puppies). • Dog must be crated anytime the guest leaves the house. • Dogs must remain in the guest’s private room and are not allowed in shared areas of the home. • Dogs are not allowed on furniture. • Guests must immediately clean up all waste outside. • Food and water bowls must be placed on tiled surfaces only and removed when not in use. • Guests are responsible for any pet-related damage or additional cleaning.
