Chez Abel is a fully renovated family home designed for young and old alike. As well as being equipped with air conditioning and fiber optics, the house has a large garden with outdoor games for children and a 50 m² terrace fully equipped for barbecues with family or friends. Located in the Morvan Regional Nature Park, close to Avallon and Vézelay, it has direct access from the A6 freeway, 2 hours 20 minutes from Paris. Great walks in store! The space The house comprises : First floor: - Open-plan kitchen opening onto the living area: Fridge and freezer, induction hob, oven, microwave oven, l'OR Espresso coffee machine, filter coffee machine, kettle, washing machine, mixer/beater, baking utensils, pierrade and Savoyard fondue maker. Air-conditioning, Smart TV on removable arm, board games available, Yamaha sound system (streaming via wifi). Bay window opening onto terrace. - Separate toilet. - Master suite with 140cm bed, new mattress and mattress topper, USB socket, walk-in shower and two windows. First floor: - Cinema/games/reading room: Smart TV, books for children and adults, terrace view and direct access to gardens. - Dormitory with 4 single beds: 90x200, new mattresses, USB plugs for each bed. Air-conditioning. Children's games available. - Master bedroom with 160x200 bed, new mattress, commode-desk, USB plug, velux and windows. - Bathroom with bath, toilet, velux window. Outside: - 50 m² terrace: Garden furniture, garden table with 6 chairs, American barbecue (one bag of charcoal available), XXL parasol. - In the garden: children's playhouse, outdoor games for children and adults, sandpit, swing. Table and chairs, garden chairs, lawn and fruit trees. - Parking for 3 cars. Terraces and garden are fully enclosed and childproof. TVs are equipped with NETFLIX, DISNEY+ and AMAZON PRIME . LINEN: Bed linen is provided and beds are made up on arrival. Toiletries are not included. HEATING / AIR CONDITIONING: electric, to be used sparingly due to possible extra costs. Pets not allowed.
