Guest access You will have exclusive access to the entire Üleoja property – a peaceful, private retreat all to yourself. The only exception is a small storage shed used for personal belongings. No other guests or hosts will be present during your stay, ensuring complete privacy and uninterrupted relaxation. The cozy two-story sauna house is fully at your disposal. Upstairs, you’ll find a spacious and light-filled sleeping and lounge area with comfortable beds (180x200 and 140x200), a sofa bed, a baby travel crib, TV, and storage space. An electric fireplace adds warmth and ambiance, creating the perfect setting for cozy evenings. A small terrace, accessible via an outdoor staircase, is ideal for enjoying your morning coffee surrounded by birdsong. On the ground floor, there is a sauna, washing area, and a comfortable lounge space with a sofa, table, and fridge. A large covered outdoor terrace offers a lovely setting for dining, equipped with a coffee machine, cooktop, and kettle. The sauna is available throughout your stay. We recommend heating it upon arrival to enjoy warm water and a truly relaxing sauna experience at any time. From the sauna, you can step directly into the refreshing private pond, which is available at all times for swimming and fishing. The entire outdoor area is yours to enjoy, including the outdoor kitchen, grill, and fireplace – perfect for long, cozy evenings. A reasonable amount of firewood is included (except for hot tub use). For families and active guests, there is a swing and sandbox for children, as well as badminton, football, and other outdoor games. Board games are also available for quieter moments. Free parking is available on-site. Detailed arrival instructions will be shared before check-in for a smooth and easy arrival. The surroundings are მშვიდ, natural, and serene.
