Barn/self catering 2-bedroom annexe in Abbotts Ann

LITTLE PARK ANNEXE is in a rural location on a quiet country lane in Abbotts Ann village. Built in Jan 2025, Little Park Annexe provides brand new ground floor, self catering accommodation within the grounds of owners home. All finished to a high standard with countryside views. Extensive landscaping project on owners garden / driveway recently completed. Free parking for 1 car. Adjoining barn providing large seating area / big screen viewing is available for hire by separate negotiation. The space Little Park Annexe accommodates 4 guests and comprises of 2 lovely light and airy bedrooms (1x king size and 1x twin) , shower room and kitchen / dining room. The main bedroom has king size bed with white cotton bed linen, two bedside tables and chest of drawers, black out blind. The twin room has 2 x 6’ long single beds, two bedside tables and an open wardrobe. 1 x hair dryer, black out blind. A self catering kitchen / dining room with fridge, kettle, toaster, oven, microwave, dish washer, 4-seater breakfast table, large 2-seater sofa and TV. Tea, coffee, milk, S&P, j-cloth, tea towel, fairy liquid and dishwasher tabs provided. The contemporary designed shower room has excellent shower, electric shaving point, toothbrush charger, heated towel rail and soft towels. Shower gel provided. Please note that we are not able to provide any baby facilities or ironing equipment. Outside the kitchen is a private west facing patio area with garden table and 4 arm chairs, perfect sun trap in the afternoon / early evening! In addition there is a brand new large adjoining barn which is available to hire by separate negotiation. Its design incorporates stylish vaulted ceiling with designer lighting. Within the barn is a drinks bar, 75” flat screen TV and large L-shaped corner sofa. Three sets of double French doors open out onto a spacious and sunny south facing terrace. Outdoor table tennis also provided in summer. NOT to be used for parties or events. Strictly NON smoking / no vaping / no BBQ / naked flames inside and out. Guest access Guests may park on private driveway of owners property (1 x reserved parking space) and walk along the long, gravel path to private guest entrance at FAR END of annexe. No steps but there is a ramp. Other things to note Abbotts Ann (just south of Andover) is a picturesque village in the Test Valley, famous for Chalk Stream Fly Fishing. Little Park Annexe is located on the edge of the village, a short walk from our wonderful village shop and post office and two village pubs: The Eagle and Poplar Farm. We are also just 3 miles from The Hawk Inn and Breech Farm Brewery in Amport. The beautiful town of Stockbridge is a short drive away offering boutique shops and renowned gastro pubs.
