The space *** IMPORTANT NOTES *** This riverside condo is part of a duplex in a small condo community along Fall River. It has its own private entrance, porch and hot tub, but you will have neighbors nearby in this quiet community. Please be respectful! House Rules: Check in at 4pm or later; check out at 10am or earlier. No pets or smoking. Last, the cleaning fee is lower than about 2/3 of other units this size because guests start a load of dishes on checkout. The savings is passed on to you. *** THANKS FOR READING! *** Welcome to my house! It's a cute 560 s/f home on the banks of the river. I'm an avid fisherman and I love being able to step out the front door and catch dinner! My place is just minute from downtown Estes Park, with its great dining and shops, and minutes to the Highway 34 entrance to Rocky Mountain National Park. This is the best entrance because it's quieter and quicker to pass through compared to the Beaver Meadows entrance. KITCHEN/DINING/LIVING The open kitchen/dining/living area has been totally remodeled lately. Sunlight fills the space thanks to a big skylight, and at night you can cozy up in front of the gas fireplace in a leather sofa and watch TV. The kitchen is small but mighty and fully equipped, with a dishwasher, oven, stove, microwave, and a ton of small appliances and beautiful butcher block counters. A small dining table in the corner offers nice views. PATIO HOT TUB Just adjacent to the front door is a hot tub for two, so you can listen to the river as you soak BEDROOM/BATHROOM Down the hall, toward the back of the unit, is a bedroom with a comfy king bed, as well as a full bath with a walk in shower. LAPTOP FRIENDLY WORK SPACE The bedroom has a dedicated workspace so you can do a little work if you need to... but you're here on vacation, right? No smoking inside, outside, and no outdoor fire pits (now illegal in Estes Park's vacation homes). Charcoal BBQs are banned. Gas is OK. ROAD CONDITIONS Estes has a great plow team and our parking area will also be plowed during storms, but if there's a huge blizzard, they may not be plowed exactly when you need them to be. We cannot assist if you get stuck and we always recommend that people rent AWD or 4WD when visiting us from October to May. We are at 8,000 feet and this can be a snowy area! GUEST COUNT Our permit is limited to two people max. BEARS Do NOT leave food in your car! Bears frequent this area often and can break in!
