Bright triple room with private bathroom and balcony overlooking the garden, in a villa in a quiet area of Verona. Single beds that can be joined to form a double bed + third bed. Camping cot upon request (0–2 years). Shared cuisine. Convenient for the center, ring roads and highway. Bus 150 m away – free parking on the street. The space The room, triple with single beds (2 join in double if requested in advance), is on the second floor of a single villa and has en-suite bathroom and balcony. SPACES AND COMFORT All rooms on the floor have a private balcony, where smoking is allowed (no smoking inside the house). The floor was partially renovated in 2025, the furnishings are essential, clean, functional. There are 4 rooms in total, to ensure a quiet environment, without the typical comings and goings of hotels. All bathrooms are windowed. TRIPLE ROOM The room has pull-out beds (see photo). The main bed, higher than the standard, is easily accessible to adults and children aged 6 and over. The room can also be booked for less than 3 people: unused beds can be retracted, leaving more free space. In this configuration, the room is transformed into a spacious comfort suite for couples, for example, as well as being suitable for families and small groups. YOUNG CHILDREN For children up to 2 years old, upon advance request, a cot or camping bed can be added to the bed, with linen included, at a cost of €10 per stay. SHARED KITCHEN The kitchen is equipped with an induction cooktop, hood, dishwasher, microwave, dishes, and everything you need for short stays. You are required to always clean after use. We kindly ask that you do not occupy the maneuvering spaces of the gates and do not park in front of the neighbors' homes, out of respect for the neighborhood. 🔑 ACCESS TO THE PROPERTY Upon arrival, we deliver: 1. The main access door to the house is equipped with a smart system: to enter, simply ring the "open-door" number that we will give you, and the door will open automatically. The opening system only works for previously enabled phone numbers. It is therefore necessary to inform us in advance of the phone number of one of the guests, who can make calls from Italy and has a minimum of credit (the call is free). 🔒 PRIVACY We live on the ground floor, but access to the apartments is, as in a condominium, from the main door, which leads directly to the stairwell, without passing through the rooms where our family lives. Each floor is in fact independent and equipped with an access door, ensuring guests peace of mind and privacy during their stay. 🌿 GARDEN The property has an outdoor area facing the street, with a small table and two chairs available for guests. The inner rear part, closed by an additional gate, is for the exclusive use of our family, including our dogs, which are kept separate from guests. During your stay We live on the ground floor of the villa, so we are easily available if needed. Other things to note 📝 THINGS TO KNOW Before taking possession of the room, it is necessary to have completed the legally required procedure on Tourist Rentals, which provides for the registration of the data of all guests and the signing of the rental contract, which includes what is already indicated in the Airbnb listing. 👉 To make everything easier and faster, we send the procedure in advance, so you can fill everything out comfortably from your smartphone before arrival. This will make the in-person reception faster and without waiting. 💶 SECURITY DEPOSIT – METHOD AND REFUND The security deposit of €100 must be paid no later than the delivery of the keys. If payment is made upon arrival, an instant bank transfer is required. PayPal or Postepay are also accepted. Cash payments are not allowed. The deposit will be returned by 3:00 p.m. on the day of check-out, after checking the accommodation during post-check-out cleaning. The deposit may be withheld, in whole or in part, exclusively in the following cases: - accommodation left particularly dirty and/or smelly (e.g. smoking inside) - noisy behavior in the time slots 1:00 p.m.–3:00 p.m. and 10:00 p.m.–8:00 a.m. - Failure to comply with the house rules indicated in the listing 🍽️ USE OF COMMUNAL AREAS All guests can use the shared dining/kitchen area, with the only precaution of leaving it clean after use.
