Two cities within 30 minutes drive. Buckhorn 10 minutes drive. Peterborough 25 minutes drive Guest access Guests can use water front cottage with all the amenities. Other things to note Guests has to digitally sign the VACATION RENTAL AGREEMENT before get the checking in instructions. (Detailed agreement at the end of this document.) COTTAGE APPLIANCES Two door refrigerator (Freezer approximately 4 cu feet, Refrigerator approximately 10 cu feet) Mini Defreeze (Approximately 4 cu feet) Four burner stove with oven. Microwave oven. (Approximately 2 cu ft.) Dish washing machine. Water dispense machine. Four slice bread toaster. Coffee machine. BBQ Machine. 4 Stand fans. Electric water kettle. Keurig coffee machine PLEASE Do not smoke inside the building. Do not throw the cigarette butts into the woods after it may cause a forest fire. Park your cars according to the parking map. Do not play loud Music, TV shows, Noisy games, etc.. Sound will carry thru the lake quicker. Do not light any candles inside the cottage. Do not trespass to other properties. Do not drink the water from the taps. Avoid bringing plastic bottles, plates, cups and holders as much as you can. Use natural products as much as possible. Keep the screen doors closed all the time. Small animals can get into the cottage. Turn off the propane tank after using the BBQ machines. Do not do heavy cooking inside the cottage use BBQ side burner if needed. Do not throw the wood stove ashes into the woods Leave inside the holding container till next day. Shower or body wash before using the Hot tub. Do not climb or sit on the edge of the hot tub. Wear the life jacket and Keep safety kit at all times when using the kayak, stand up Paddle or Canoe. ( OPP will issue the tickets for the violators.) No bonfire at day time. Fire regulation time period is 2 hours before dusk and 2 hours after dusk.(This can be change according to the city of Trent Lakes fire danger rating) Cover the water front bonfire all the time with the grill. Put the cues and the balls in the rack after using the pool table. Do not flush anything down the toilet except toilet paper. Plastic, Kleenex and other paper products plus hair combings will damage the septic system. Do not throw any food waste and left over, plastic bottles and cans, cups and holders, Kids toys, etc… to the woods. Pack the recycling , garbage and food waste separately and put garbage into the bin at the parking lot and leave the recycling outside the bin. Do not mix food containers with recycles. Limit of the garbage bags according to the nights that you booked. E.g.; 2 nights 4 garbage bags, 3 nights 6 garbage bags, etc.. there are no limits for the recycles. (Township of Trent lakes recycling policy Paper and cardboard in one bag, bottles and cans in another.) Empty the fridge, do basic cleaning and close all the doors and windows before check out. Follow code of conduct Township of Trent Lakes all the time. HOT TUB RULES, REGULATIONS & GUIDELINES Please take a moment to acquaint yourself with these important rules, regulations and guidelines. Open and Place the hot tub lid on the far side of the deck. Shower or body wash before get in to the hot tub. Do not use any bath products inside the hot tub. Do not leave children unattended. Children 5 years and under are not permitted inside the hot tub. Pregnant or possible pregnant women should limit hot tub water temperatures to 89.6 F. Do not use the hot tub after taking alcohol, drugs or medication. Maximum 6 people at a time Do not bring or keep any food on the edge of the hot tub. Do not wear the flip-flop or shoes inside the hot tub. Do not climb or sit on edge of the hot tub. After using if the water level goes down more than the filter level please refill the tub with water to keep the heater running. Close the hot tub lid once done using. (to maintain the heat and prevent any leaves or bugs from getting into the hot tub.) Management will not be responsible to any user who does not abide by these rules and guidelines. SUPPLIES RECOMMENDED Extra Drinking Water bottles. ( 15 liter for the dispenser) All your Groceries and Sprits. Keurig pods. (Your preferences) Body wash and shampoo.( Natural) Extra toilet papers. Hand towels. Extra Fire wood for bon fire.(water front) Lighter fluid or cubes and lighters. Bugs sprays and creams. Kids life jackets. Fishing rods and baits. Management will not be responsible to any user who does not abide by these Rules, Regulations and Guidelines. Guests, Guests Family members and friends are totally responsible to the loss or damage to the cottage and the amenities belonging to the cottage. Cottage does have water front with steps, steps without railings, open docks, decking and uneven rocks. Management will not take any responsibility for any trip, trip and fall, Injury, drowning or death causing by using above mention areas to the Guests, Guests Family members and friends. Cottage Rental Include Kayaks, Stand up Paddle boards, Canoe and Hot tub, Management will not take any responsibility for any trip, trip and fall, Injury, drowning or death cause by using above mention Amenities to the Guests, Guests Family members and friends. Car parking is situated at the wooded area and management will not take any responsibility for the loss or damage to the vehicle or vehicles park at the lot. VACATION RENTAL AGREEMENT This Vacation Rental Agreement (the Agreement) is made by and between Homeowner/ Host and Guest as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. PROPERTY: The Vacation rental property is located at: #27, Fire Route 43, Trent lakes, Ontario. K0L 1J0. 2. MAXIMUM OCCUPANCY: The maximum number of guests is limited to 18 persons (including children). 3. TERM OF THE LEASE: The vacation rental lease begins at 4:00 p.m. on the Check-In date and ends at 11:00 a.m. on the Check-Out date. 4. DURATION OF STAY: This property requires a 2-day minimum stay. Guest can book a maximum of up to 14 days. Long weekends minimum 3 day stay. 5. RENTAL RULES: Guest always agrees to abide by the Rental Rules (Appendix A) while at the property and shall always cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules while residing at the property. 6. CODE OF CONDUCT: Guest always agrees to abide by the Code of Conduct for the Township of Trent Lakes (Appendix B) while at the property and shall always cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules while residing at the property. 7. ACCESS: Guest shall allow Homeowner/ Host access to the property for the purposes of repair, inspection or emergency. Homeowner/ Host shall exercise this right of access in a reasonable manner by giving at least 2 hours’ notice (unless in case of emergency). 8. CANCELLATION POLICY: If Guest wishes to cancel the reservation, the following refund policy applies: a) Guest will receive a full refund if cancelled within 48 hours of booking to get a full refund; b) Guest with receive a 50% refund, minus Airbnb service fees, if cancelled within 14 days of check-in; c) Guest with receive a 00% refund, minus Airbnb service fees, if cancelled within 7 days of check-in; d) Airbnb service fees are refunded only if the reservation is cancelled within 48 hours of booking and the guest has not check-in yet. The Homeowner/ Host may also be entitled to cancel the Guest stay if house rules are broken during rental period. 9. INSURANCE: We encourage all renters to purchase traveller insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from Travelling or fulfilling rental terms. 10. PAYMENT: All payments, unless otherwise specified, will be processed on the Airbnb website. I agree that all rental monies are subject to the cancellation policy above. I have read my rights to purchase travel insurance. RENTAL RULES 1. GENERAL RULES 1.1 Guest acknowledges that there are inherent risks in rural areas that may differ from urban areas. The risks involved include but is not limited to; 1.1.1 Potential uneven steps and walkways; slippery and uneven rocks; lake water hazards (check with the Township of Trent Lakes website for more information on current hazards); wildlife e.g. bears, deer, raccoons, Squirrels and other animals); insects (e.g. black flies and mosquitos); and seasonal hazards (e.g. heavy rainfall, blizzards, coarse woody debris). 1.2 Guest acknowledges that Three Gables at Sandy Lake does not have wheel chair access or a chair lift. 1.2.1 Guest acknowledges that Guest and invited occupants will be required to climb stairs. The premises include 4 steps toward the cottage. 1.3 Smoking is prohibited inside the building. It is the responsibility of the Guest to ensure all occupants during the stay abide by this rule. 1.3.1 DO NOT throw the cigarettes into the woods after smoking due to the potential risk of a forest fire. Guest is responsible for all occupants properly disposing of cigarettes. 1.4 It is not recommended to have Children less than 2 years of age on the premises due to safety concerns. 1.5 Guest is responsible for turning off the propane tank after using the BBQ provided on the premises. 1.5.1 DO NOT throw the wood stove ashes into the woods. Please leave the ashes inside the holding container until the following day after use. 1.6 Guest is responsible for ensuring all occupants of the property wear a life jackets at all times when using the kayaks and/or stand-up paddle boards and /or canoe. 1.7 DO NOT flush anything down the toilet except for toilet paper. 1.7.1 Any plastic, tissues and other paper products must be properly disposed of in the garbage as flushing these items would cause damage to the septic system. 1.8 DO NOT throw any food or food waste, plastic bottles, cans, cups and other non-organic items into the woods. 2. COMPLIANCE 2.1 Guest acknowledges that damage caused to the premises may result in a loss of up to a $1000 security deposit; the charge will be facilitated by Airbnb Payment Services. 2.2 Muskoka Lakeside Getaway has a strict not pets policy. ( allow service animals upon request) 2.2.1 Guest is responsible if Guest or invited occupants bring a pet. Fines resulting from pet noise by the Township of Trent Lakes will be the responsibility of Guest. 2.3 Hunting is strictly prohibited. Guest is responsible for ensuring no occupants (including Guest) engage in any hunting related activities at any time during the stay. 2.4 Guest and occupants are prohibited from lighting candles inside the building. 2.4.1 Homeowner/ Host may provide an exception to Rule 2.4 for Guest at their discretion. Examples of accepted requests include, but are not limited to, birthday celebrations. Guest is responsible for notifying the Homeowner/ Host prior to lighting any candles. Please remember to put out the flame when finished. 2.5 Bonfires are prohibited during the daytime. 2.5.1 The fire regulation time period includes 2 hours prior to dusk and 2 hours after dusk. This may change according to the city of Trent Lakes Fire Danger Rating. 2.5.2 Always cover and close the waterfront bonfire with the provided grill. 2.5.3 Guest is responsible for reviewing the current Fire Rating prior to lighting any fires. This can be located on the Township of Trent Lakes website. 2.5.4 Guest is responsible for fines resulting in a violation of the Township of Trent Lakes Burning Bylaw for creating a fire outside the regulated time periods as well as during fire bans (check Fire Rating in the Township of Trent Lakes for updates). 3. INDEMNITY 3.1 Guest will protect, indemnify and save Homeowner/ Host, respective successors and assigns harmless from and against all liabilities, obligations, claims, damages, penalties, causes of action, costs and expenses (including without limitation, reasonable attorneys’ fees and expenses) imposed upon, incurred by or asserted against Homeowner/ Host by reason of: 3.1.1 Any accident, injury to or death of persons or loss of or damage to property occurring on or about the Premises or any part thereof or the adjoining properties, sidewalks, curbs, streets or ways, or resulting from an act or omission of Guest or anyone claiming by, through or under Guest; 3.1.2 Failure on the part of Guest to perform or comply with any of the terms of this Lease or any other agreements affecting the Premises; 3.1.3 The use, occupation, condition, or operation of the Premises or any part thereof; or 3.1.4 Performance of any labour or services or the furnishing of any materials or other property in respect of the Premises or any part thereof. 3.2 In case any action, suit or proceeding is brought against Homeowner/ Host by reason of any such occurrence, Guest will, at Guests sole expense, resist and defend such action, suit or proceeding, or cause the same to be resisted and defended with counsel acceptable to Homeowner/ Host. 3.3 Notwithstanding the foregoing, Guest shall not be responsible for the gross negligence and wilful misconduct of Homeowner/ Host, its affiliates or their employees: 3.3.1 Resulting in any accident, injury to or death of persons or loss of or damage to property occurring on or about the Premises or any part thereof or the adjoining properties, sidewalks, curbs, streets or ways; and 3.3.2 With respect to the performance of any labour or services or the furnishing of any materials or other property in respect of the Premises or any part thereof. 4. HOT TUB RULES & REGULATIONS 4.1 The maximum occupancy of the hot tub is limited to 6 persons at any given time. 4.2 Guest and occupants are expected to shower or bathe prior to entering the hot tub. 4.3 When using the hot tub, open the hot tub and place the cover on the far side of the deck. 4.3.1 Guest is responsible for covering the hot tub with the provided cover after each use. 4.3.2 DO NOT climb or sit on the edge of the hot tub. 4.3.3 DO NOT wear flip-flops or sandals while inside the hot tub. 4.3.4 DO NOT leave drinks or food items on the edge of the hot tub during use. 4.3.5 DO NOT use any bath products inside the hot tub. 4.3.6 DO NOT use the hot tub after drinking alcohol or after taking drugs and/or medication. 4.4 DO NOT leave any children unattended when the hot tub is in use. 4.4.1 Children that are 5 years of age or younger are prohibited from going inside the hot tub for their own safety. 4.5 Pregnant women should limit the hot tub water temperature to 89.6℉. 4.6 If the water level goes down past the filter level during use, the tub must be refilled with water to keep the heater running. 4.7 Guest must use the provided rag to clean residue resulting from water treatment. A brown coloured film may appear due to the hemlock and pine tree roots in the lake water. The water treatment process may sometimes separate the colour of the water. This is neither dirt nor any harmful contaminants. 4.7.1.1 Guest and occupants should proceed with caution due to extreme heat hazards. 4.7.2 Management will not be responsible for any user who does not abide by these rules and regulations. 4.7.2.1 5. GENERAL CONDUCT 5.1 DO NOT drink the water directly from the faucet due to general safety and health concerns. 5.2 Guest and occupants are expected to use all-natural products whenever possible. 5.3 Guest is responsible for returning the cues and cue-balls to the rack after use. 5.4 Guest is responsible for packing the recycling and garbage separately and to move the garbage into the bin located at the parking lot and to leave the recycling outside the bin. 5.4.1 Limit the garbage bags to 2 per day. 5.4.2 There are no restrictions on the amount of recycling disposed properly. 5.4.3 Guest is responsible for abiding by the Township of Trent Lake’s recycling policy.
