Enjoy life on the river. Set a short walk back from the communal riverfront area, this house is perfectly equipped for family and friends to chill out and enjoy life's simple things. As part of the quiet Idyll Acres community this house offers everything you could want for a break on the river. The Idyll Acres boat ramp is 200m away and the communal river area has good water access, a maintained grass area and shared seating. The space Up the stairs you are greeted by the main level of the home which has decking going around 2 sides of the home giving you ample opportunity to sit back and enjoy the views towards the river and enjoy your morning coffee, afternoon nap or even sunset drinks with family and friends alike. This level of the home has 4 x bedrooms, master with ensuite and walk in robe and its own split system reverse cycle air conditioning unit on the wall and glass sliding doors to the front balcony. Bedrooms 2,3 and 4 are toward the back of the home and have large family bathroom with bath, shower, vanity and floor to ceiling tiles as well as separate toilet. The main living area includes high raked ceilings providing plenty of natural light from the north and west, kitchen including 900mm oven and cooktop, dishwasher, island bench for meal preparation and entertaining, open plan dining and lounge area with 2 x reverse cycle split systems on the wall and ceiling fans helping to provide year round comfort as well as 4 x glass sliding doors to the northern and western side deck balconies with numerous spots to relax and just take it all in, complete with gates making it safe for young kids. The river is one minutes' walk or about 80 metres where there is a grassed community area and swim beach for all to enjoy. A 12 foot inflatable fender is available for use with the property and the boat ramp is 200m up the street. Located 2 hours from the Adelaide CBD, around 1 hour from the Barossa Valley, 15 minutes from Blanchetown, or 10 minutes from Morgan Some disclaimers: 1. This is not a designated holiday house. It is our weekend getaway so please enjoy it but expect to see some of our stuff there. 2. Our boat is regularly parked in the house carport which prevents parking at the house level. You can park multiple cars on the driveway but it is steep! There is an undercover car space in the front shed and parking on the street. 3. The jetties in the community area are privately owned. The long jetty is available for the community to use but if the owner wants to use it please respect that and move. Boats and jet skis can be safely beached and tied up in the swim area.
