Charming, very quiet, traditional 3-bedroom house with 4,000 m2 of fenced land. Located 1.4 km from the Pou des Lleó and Cala Boix coves, as well as their restaurants, all of which are well-known and specialize in typical dishes such as Bullit de Peix (typical Ibizan fish stew), rice and fish. Es Figueral Playa de arena is 4 km away and a little further away is the beautiful beach of Cala Llenya. The space The house has: A spacious living/dining room with ocean views, TV and air conditioning. Fully equipped separate kitchen, with Nespresso capsule compatible coffee maker and access to the outside. Master bedroom with air conditioning, en-suite bathroom with shower, ocean views and exit to the outside. Shared bathroom with bathtub. 2 Bedrooms with 2 single beds and ceiling fan each. Large outdoor area with 8 x 4m pool, with 6 sun loungers and parasol. Roofed outdoor dining room with ocean views ideal for dining outdoors. A small room with a washing machine. In addition, the house has WiFi, an extra fan, crib and high chair. Guest access Housekeeping: full service every 7 days. Private pool 8mx4m Other things to note As a general rule, check-in times at the house are at 4:00 pm and check-out at 10:00 am. However, we are very flexible with the schedules, so it is very important to know the arrival time, airline and flight number to organize your arrival and be able to give you the best welcome. We can even inform you in advance if we can do the check-in as soon as you arrive, so we ask you to send us the details of your flight as soon as you have them. Please contact us one week before your arrival to give you directions to the house. DURING YOUR STAY AT THE HOUSE: • Due to the lack of rain and the temperatures on the island, please be very careful if you use the barbecue, smoke, and with the use of fire in any way. • Water on the island is scarce, please use it conscientiously. • It is totally forbidden to disturb the neighbors with music and any noise. Music and sound between 10pm and 9am should be no more than 45 decibels. Parties are totally forbidden, otherwise the police may be called and the traveler would be fully responsible for any consequences and legal action against the property • Meetings and dinners for more guests than the property's capacity are strictly prohibited unless otherwise agreed in advance in writing. • Any sound equipment other than that of the house is strictly prohibited unless agreed upon prior to arrival and with written permission. • This house is prepared for a certain number of occupants. The guest agrees at all times to respect the maximum number of occupants with which the reservation was made, so in no case will the stipulated number increase. • In the event of the loss of keys and/or keychains with remote control, the traveler will have to pay for the replacement of these, and/or lock changes, as well as all the administrative expenses that this entails. • It is strictly forbidden to change the position of the furniture on the property or make any other modification • Sometimes private or government construction work may be taking place in the vicinity, without prior notice; neither the owner nor the manager of the house has any influence over this work and is not responsible for any disturbance that may be caused • Water, electricity or internet outages are not regular and sometimes local authorities may cut or limit supplies for short periods of time. Neither the owner nor the manager can assume any responsibility for the inconveniences caused by temporary cuts in said supplies. • The host and owner recommend that the tenant take out travel insurance to protect them and their valuables. The host and owner assume no responsibility for the guest's valuables. Guests must take care to protect all their valuables, as property insurance does not protect valuables, nor those in the property's safe if there is one. • The host and the owner of the house are exempt from any liability for injury, death and other damages that may be suffered by the occupants of the rented house, when these are due to their own negligence or misuse of the house, fortuitous event or force majeure. • The host and the property are not responsible for the breakage of mechanical equipment and/or lack of public services such as water – including that which comes from a water well that feeds the house - electricity and gas, when this occurs for reasons beyond the property. The owner and the host are not responsible for any inconvenience that may arise beyond our control. • The owner undertakes to fix any breakage, damage and/or repair, replace any malfunctioning or damaged appliance, as well as solve any problem related to water and electricity as soon as possible and that is within our possibilities. Please note that you are renting a home where any of the above assumptions may occur and that on Saturdays and Sundays technicians rest and most appliance replacement stores are closed, you should know that this home is not a hotel where they have a 24-hour maintenance service. You also agree that technicians and/or owners may access the home to solve any maintenance and/or repair problems in the house. • Children must be accompanied and supervised at all times by an adult, especially in and around the pool. • Pets are not allowed on the leased property without written permission from the owner. • The owner reserves the right to make changes to some specifications of the property in terms of furniture, accessories, or facilities, so any differences that may exist in the photographs/illustrations/texts used will not entail liability. • It is strictly forbidden to hold social events and/or events such as weddings, receptions, cocktails, large parties that may cause discomfort to neighbors, without the prior consent of the owner. In no case may the house be used for parties or events for commercial purposes. • Permission is required for any event attended by a number of people that doubles or more, the number of people staying in the rental property. Permission to hold the event will incur an additional charge to be determined at the time. Violation of this clause will be considered a breach of contract and may lead to the loss of the Security Deposit and immediate departure from the rented property without any compensation. If the house is left in poor condition requiring extra hours of cleaning (more than usual), guests will be charged for the extra hours of cleaning. Please make sure there are no trash bags left inside or outside the property. Leaving full garbage bags can attract insects, cats, or other animals, so please take them to the nearest containers. If trash is left inside or outside the gardens, there will be a penalty of 150 euros that will be deducted from your deposit. Please note that you have 24 hours after your arrival at the property to inform us of any irregularity or breakage of furniture, otherwise we will assume that the damage was done during your stay.
