LIVING, KITCHEN & LAUNDRY ROOMS: - Spacious living room with 2 couches, fireplace and 65” 4K Roku TV (indoor fireplace non-operable at this time). - Cozy kitchen nook with couch seating and record player. - Fully stocked kitchen with Thermador range oven and pasta arm. - Stocked with basic daily cooking essentials (oils/seasoning/spices), dinnerware, dish ware, cooking utensils, pots/pans, saucepan, mixing bowls, serving dishes, baking dishes, cutting boards. - Duo Keurig coffee machine with complimentary K-cups and drip coffee, French press, Air Fryer, toaster, glass blenders, kettle, crock-pot slow cooker. - Laundry room with NEW washer/dryer (complimentary detergent pods available for guest use *please keep out of reach of children*). OUTDOOR: - Private backyard with large raised deck. - Gas BBQ grill. - Gorgeous al fresco dining under bistro lights with 2 large outdoor dining tables comfortably seating 16 (outdoor dish ware available!). - 2 fire pits: with large built-in seating bench. FREE PARKING: -Large driveway accommodates MAXIMUM FOUR (4) cars (NO STREET PARKING ALLOWED AT ANY TIME). Guest access Guests will have full access to the property, with the exception of 2 owner's closets: 1 in the primary bedroom and 1 on the main floor. **Please do not access utility closet. Other things to note ADDITIONAL INFORMATION/HOUSE RULES: *Guests must be 25 years or older to book Winstone (some exceptions can be made by owner - please inquire). *Guests must provide a copy of their driver's license upon booking confirmation.* *Guests will be required to sign a separate, electronic vacation rental agreement.* *GUESTBOOK: An E-guestbook will be sent to you upon check-in. Most questions you may have will be found in the guestbook. There is also a hardcopy guestbook in the home. Please do not hesitate to reach out to us for any additional questions. We do our best to respond within 24 hours, however we often respond within an hour. *PARKING: Winstone accommodates a MAXIMUM of FOUR standard-sized vehicles (unless permission provided by host in advance). At no time can any vehicles be parked on the street in the community. If vehicles are noted to be parked on the street, the host will ask you to relocate it to the driveway or find offsite parking. Please be considerate of our neighbors and DO NOT block the community mailbox. *PETS: We absolutely adore our furry friends, but this is no pet property. We have great options for pet boarding if you are interested - please inquire. *PARTIES/SMOKING: This is a NO PARTY HOUSE with ZERO tolerance for parties. No amplified music and no smoking inside or outside of our home. Quiet hours are between 10pm-8am. Only guests listed on the rental agreement are allowed on the property unless prior approval is obtained from the host. Our house comfortably sleeps 12 guests (excluding children under 1 year old) *PROPANE TANKS/FIRE PITS/FIREPLACE: We offer our guests a total of 4 propane tanks per stay. Two are assigned to the 2 outdoor fire pits, 1 is under the gas BBQ grill and 1 is in the space heater. Please shut off the propane after use. If you find the tank is empty, please let us know ASAP so we can have it refilled for the next guest and possibly during your stay (subject to availability). *Fire pits: Please use responsibility. Keep the flames at a tolerable height to avoid risk of fire. Call 911 in case of fire - the home has 3 fire extinguishers (1 the kitchen, 1 in the basement, 1 in the garage). **The living room fireplace is NON-operable.** **Please inquire for the primary bedroom fireplace instructions .**
