The house is well-equipped, has very nice volumes and access to a tennis court (600 m away) and many bike paths (electric bike rental 3 km away) 3 large double bedrooms and 1 attic bedroom for children/teens + baby bed available complete the set... The space The house is south-facing but remains cool in summer. Open to the terrace: a master bedroom (160 cm bed) with French window and window, a well-equipped kitchen with 45 m2 fireplace, and a 60 m2 living room. A bathroom with shower and bathtub, a laundry room and a toilet complete the ground floor. Upstairs 2 bedrooms (160 cm bed for one, 140 cm for the other) very spacious with pool and park views. The outdoor space is very pleasant and flowery with several furnished corners (teak table, deckchairs, manual blind, outdoor shower). Guest access The village of Jugazan is less than 3 km from Rauzan, an antique village that houses a Celestine cave that can be visited in a "cave" style. In Rauzan, there is a very good butcher, bakers, pharmacy, newspaper stand, ATM and a Proxy for basic necessities. For larger shopping trips, Branne is 8 km away, with a supermarket, gas station, excellent food shops, beauty salon... Close to Saint Emilion, in the heart of a prestigious wine region, vast network of bike paths, A little further Bordeaux and its magnificent architecture... The Dune du Pilat and Cap Ferret are 1h30 by car. Other things to note Please note that the pool is very close to the house and children must be well supervised even if the pool is equipped with an alarm system. Nothing replaces parental vigilance.
