The space *** Cornwall Tourism Awards Self Catering Accommodation of the Year '23 / '24, Silver Award winners.*** Orchard Cottage is a Victorian Gothic style attached property which provides romantic cosy accommodation for 2-3 people staying at Lower Marsh Farm. Set all on the ground floor with a modern eat-in kitchen, stylish bathroom, comfortable living and sleeping area with oak flooring and a wood burner. Outside there’s a private securely fenced garden area overlooking the orchard, sun loungers, a table and chairs for al-fresco dining. *** There is a hot tub privately situated in the garden which can be booked as an extra with 24 hours notice - this costs £50 to have available for your stay. *** Orchard Cottage has step free access and is all on the ground floor making the accommodation suitable for those with limited mobility. Guests have full access to all amenities here at Lower Marsh Farm including tennis court, orchard, basketball hoop, woodland, nature reserve and private shingle river beach. Locally there is lots to do, with sandy beaches, the moors, coastal path walks and much more all within a short drive. You can also purchase discounted tickets for the Lost Gardens of Heligan. Dogs are also very welcome. Your garden is securely fenced and there are plenty of walks straight from your front door (and a hose pipe for washing them down if needed!). There is free roaming poultry at the farm so your dog needs to be kept under control around these and if you allow your dog on your bed, please bring blankets to protect the bed linen. We would prefer you do not leave your dog in the property un-attended for long periods (many dogs find this quite stressful when away from their home, especially if the noises from the wildlife and poultry are new to them). If you plan excursions where it would be easier not to take the dog, there is doggy day care available in the village (with Val Brown at Grove Nurseries). Please note that if you choose to leave your dog alone and they are continually barking, we are likely to call you and request that you return to care for your pet. After a day of exploring the Farm and nearby areas, relax with a drink in front of the roaring log burner – you are welcome to use logs from our wood store. There are so many things to do here and out and about, but for any rainy days, the cottage comes complete with a flat screen television and DVD player. There are a selection of books, board games and DVDs here for your use. There are a number of bookable experiences and treats here at Lower Marsh Farm including private wild food foraging workshops, stand-up paddle boarding tuition, spa treatments, afternoon tea, suppers and more. - Sleeps 2-3 people in 1 king size bed (which can be separated into twin singles if preferred) and a double sofa bed (suitable for a young child). Plus space for a baby's cot. - Off street parking directly outside the cottage. - EV charger available at the farm (request a tag when booking and you will be charged for the amount of electricity used at the end of your stay). - Fully Fitted Kitchen with full self catering facilities including a good sized fridge / freezer, dish washer and washing machine. - Wood burner. - Free Wi-Fi. - DVD Player. - Large flat-screen Television. - Early check-in (up to 2 hours at £10 per hour) / late check-out (by 1 hour at £20) can be booked - availability will be confirmed on request. External and internal doors are all of a standard width and height. Kitchen work tops are of a standard height. Bathroom is designed to be helpful to those with limited mobility (grab bar next to WC and very low profile shower tray). Luxury Egyptian Cotton bed linen, fluffy cotton towels. This is a NO SMOKING property - both inside the property and outside in the farm grounds. The same applies to vaping. Storage available for bikes, surf boards etc. DOGS Your dog is most welcome (at an extra charge of £20 per stay). However, we have resident chickens, ducks, geese, peacocks, dogs and cows, so dogs need to be well behaved and kept under control at all times. If you want to bring your dog, please let us know when booking. Your garden is fenced and there are plenty of walks straight from your front door (and a hose pipe for washing them down if needed!). We provide a dog hamper with essentials like towels and a blanket (if required, a dog bed is available). A pet sitting service is available by prior arrangement in the village. We welcome Registered Guide and Hearing Dogs, at no extra cost. Guest access All parts except hot tub (this can be booked as an extra at least 24 hours in advance of arrival)
