The second bedroom you walk out the back door into the shop area and go upstairs to the bedroom. The access is still all enclosed. Guest access Guest are allowed to use the entire home, but are not allowed to use anything in the shop area. Other things to note There will also be a refundable $200.00 security deposit with each rental. This will be charged once the booking has been confirmed LODGING POLICIES AND TERMS: To make reservations for lodging, a 50% deposit is due immediately upon booking of reservation. Reservations cannot be made or held without this payment. Final payment for lodging, plus tax, is due and payable 14 days prior to arrival. Payments are made through Airbnb. Reservations made within 14 days of arrival must remit full payment by Pay Pal, credit card, money order, or cashiers check. If deposits and final payments are not received on or before due dates, reservations are subject to cancellation. DAMAGE TO HOME: Lodging guest shall be liable for any and all damages beyond reasonable wear and tear. Upon check out, the property will be inspected, and if damage is found, the guest will be charged for replacement for necessary repairs. A $400 security deposit can be charged to the guest within 10 days after check out if damage has been found. Security deposit can also be used for violation against agreement by allowing more guests than approved for, allowing pets, excessive amounts of cleaning required or any other violations of the lodging. Lodging is located in a setting with close proximity to other residents. Consequently, it is imperative that all guests agree to obey county and state laws concerning behavior and noise regulations. Please be considerate of others. CANCELLATION POLICY: Cancellation made 30 days or less prior to arrival will forfeit full deposit. NO refunds for early departures or late arrival. No show, no refund. Cancellations are subject to credit card processing fees not being refunded. The signed “Rusty’s Rd. Reservation Confirmation Agreement” must be returned to Eldridge Management within ten (10) days of booking in order to verify reservation. If signed reservation confirmation is not in Eldridge Management’s possession within said amount of days, reservations must be cancelled. Reservations must be paid in full 14 days prior to arrival. If they are not paid in full prior to arrival, reservation will be cancelled and guest will forfeit full deposit. Exceeding the designated number of persons staying in lodging constitutes a breach of this contract and can result additional cost to the guest or loss of security deposit. RESPONSIBILITIES: The responsibility of Eldridge Management or its agents is limited. They act as agents for clients in regard to lodging accommodations and assume no liability for injury, damage, loss, accident, delay or irregularity which may be occasional either by reason or defect, through acts or defaults of any company or person, or direct indirect acts of God, fire, breakdown in machinery or equipment, riots, strikes, military obligations, or from any causes beyond the control of Eldridge Management. LONG TERM STAYS: ANY STAYS OVER 14 DAYS - THERE WILL BE AN EXTRA CLEANING FEE CHARGED AND A CLEANING WILL BE REQUIRED EVERY 14 DAYS
