FEES • The base tariff includes 8 people; extra guests incur an additional fee per person, per night. • Pet Fees are $40 per pet, per night, payable separately after booking. • Electric car charging is $20 per use, payable separately after booking. PETS • Pets are charged at $40 per pet, per night, in addition to the reservation cost. • Notify us if bringing pets; a payment request will follow. • This property is not fully fenced, and pets must be supervised and under your care at all times. • Pets must not use furniture, beds, or linens. • Bring your pet's own bedding, bowls, and poo bags. • Clean up after pets and ensure they do not damage property or disturb neighbours. • A $60 charge will apply for any excrement left behind. • Fines apply for breaches of these terms. ELECTRIC CAR CHARGING FEE • Please advise if you intend to use the house electricity to charge your electric car. • There is a fee of $20 per charge, which is charged separately. • Kindly inform us of the number of times you plan to charge your car during your stay. •⁠  ⁠There is no dedicated EV port at the property.  • Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply. CLEANING FEE • The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking. FIREWOOD SEASON • 1st April - 31st October. • During firewood season, a starter pack of firewood, kindling, firelighters, and matches is provided for your first night.  • Additional firewood and supplies can be purchased locally from petrol stations. TELEVISION • Live free-to-air channels are not available. • On-demand channels and streaming apps can be accessed through the Smart TV using your accounts. SWIMMING POOL RULES • Children must be supervised at all times while using the pool and in the pool area. • No intoxication or disruptive behaviour in or around the pool area. • No glassware is permitted in the pool area for safety reasons. • Please ensure safe and responsible use of the pool. POOL HEATING • The pool is heated throughout the day, year-round. • Outside of summer, temperatures may not reach expected warmth due to colder weather and the inground pool design. • Consistently warm water temperatures cannot be guaranteed in colder conditions. DECOMMISSIONED SPA • Please note that the spa next to the pool has been decommissioned and is no longer available for use at the property. ELECTRIC FENCE • An electric fence is installed around the garden to contain livestock. • Please avoid touching the wires as they are live and will deliver a mild shock. LIVESTOCK • The property is home to sheep and horses. • Their designated area is enclosed by an electric fence. • Entering the livestock areas is strictly prohibited. • Feeding the livestock is strictly prohibited. RURAL AREA • Please be aware that this property is located in a rural area, and snakes, spiders, and insects may be present. • Take care when exploring outdoors, and avoid disturbing wildlife. Guest access Guests have exclusive use of the house and property. Other things to note ONLINE CHECK-IN • To ensure a smooth arrival, we ask guests to complete a quick online check-in before their stay. • We’ll send the secure check-in link to your direct email address. • The form includes uploading a government-issued photo ID, confirming your details, and accepting our Terms & Conditions. • You’ll also be asked to register a credit card for the security bond. This is securely encrypted through our system. • Once completed, your check-in details will be released prior to arrival. • This process helps us protect the property while keeping check-in simple for guests. IN-HOUSE GUESTS ONLY • This property is exclusively for registered guests. • It cannot be used for gatherings or events, and no additional visitors are allowed without permission. NO PARTY OR NOISE DISRUPTION POLICY • We enforce a strict no-party and no-noise disruption policy. • As this is a quiet residential area, any breach will result in immediate eviction without a refund. CANCELLATION POLICY • Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. • Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date. • COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change. • Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities.
