The Happy Hawk is located in the Heart of historic and downtown Lawrence and only one block to the vibrant Massachusetts Street. Walk into the two-story gorgeous lobby, to the elevator, that will take you up to this stylish Studio "Plus" condo - meaning it has a separate King Bedroom with a walk-in closet. This newly remodeled condo was designed in a modern and unique BoHo scheme while adding true tones of imaginative Jayhawk touches and cozy furnishings, creative embellishments, and bedding, which are super relaxing and comfortable. Location, Location, Location! Enjoy walking to the shops, award-winning restaurants, galleries, entertainment and nightlife, in this secured building. Also nearby are walking and biking trails, city parks and a municipal pool. This condo is located only a mile from the KU campus and two miles from Highway I-70 and Allen Fieldhouse. On Saturdays, there is the popular local Farmer's Market in the adjacent parking lot that you can overlook from the condo's Juliet balcony. The street this building is on, is also often among Lawrence's Parade streets, so you really won't miss being among all of the action in town if you stay here. This small but mighty condo has everything you will need to have a home-base in Lawrence. The Kitchen, Living Room, and Eating Area make up the Great Room with its industrial 10' garage door/Juliet Balcony that brings in all-day natural light, city and campus views. The Living Room has a Smart TV w/DirecTV, games, books, room darkening, privacy curtains and a sectional that can also pull-out into a Queen bed if needed. The updated Kitchen has all the essentials you will need for your stay, but there is also a BBQ grill on the 2nd floor shared Terrace that also offers a fireplace, loungers and a Hot-Tub for all of our guests to relax and experience city living. This is a luxury condo building and the owners and management do their best to keep it high-end and safe for everyone who has the pleasure to stay here. Many people make this condo building their permanent home, and we need to all respect that and follow the quiet hour rules and other HOA rules. So we must pass them down to the vacation rental guests as well. NOTE PRIOR TO BOOKING: Must be 25 or older to book and NO 3rd party bookings allowed - Which means that the person who booked and is on the reservation MUST be one of those guests staying in this condo. NO Smoking of any kind inside the building or condo, NO Pets and NO Parties allowed by law. This condo has strict HOA rules that guests must also follow. So please read all of the HOA booking rules regarding quiet hours (10pm-9am), Occupancy maximum for only 2 extra guests visiting during non-quiet hours, no smoking, no parties, no pets, and parking rules. Also please note that the "Host Fee" in payment details is the one-time cleaning fee. The City also has strict ordinances for NO parties and Occupancy maximums allowed per rental unit/permit for the condo owners. Only 4 people max. are allowed to sleep overnight in this unit by law. Two extra visitors may visit but must leave by the building's quiet hours of 10pm - 9am. This is due to the size of the unit and for the safety and noise consideration of others in the building. You must meet your guests at the entry door and let them in - do not give any extra visitors your door codes. Owners take these rules seriously, as we do not want to loose our rental license due to guest not adhering to the rules. If any of these strict rules are not followed by the guests, the reservations will be canceled and no refunds will be made, as well as any complaint fines, or fines imposed due to guest's damage to condo or the condo building, those fines will be passed onto the guest that made the reservations. Do NOT share the temporary door codes with anyone other than those guests on the reservation and do not hold the door open for strangers that are behind you wanting to enter the building. Again, we are trying to keep our building a safe condo community for everyone. IF the building management catches a guest doing so, they may call for cancelation of that reservation immediately. This is a serious rule and needs to be followed for everyone's safety. This condo is not child-friendly as we do not offer a crib, playpen, child protection items or a bathtub. Plus there is a garage door/Juliet balcony that can be dangerous especially for children. ALL guests that rent and stay in this condo acknowledge the inherent risk of such a garage door/balcony and by booking this condo, the renter agrees not to hold the owner/host liable for any injuries resulting from the garage door/Juliet balcony. The City of Lawrence License: STR-003846-2024 Guest access Enter Condo Building though secured building lobby and then to the Condo elevator lobby. Take elevator to the 3rd floor and turn right down the hall until you come to our unit. You will have a second door code for the condo front door itself. Again the instructions, with photos, will be in the Welcome Letter I email you prior to your arrival to make for a smooth check-in. Please note that there are security cameras on the outside of the building at the first door code system and also inside in the common hallways. These devices record video and are used to monitor building access, quiet hours, and occupancy limits. Note: there are NO cameras inside the private condo itself. Lawrence does a good job keeping city parking fees to a minimum and offers great city parking lots, street meter, and garage parking for locals and visitors. Parking is all around our condo building and most are free after 6pm -9:30am and on Sundays/Holidays and many have 2hr Free parking too. You can pay at the kiosks or with the recommended parking app (all in our Welcome Letter). Once booked, the Welcome Letter we send will include a map showing adjacent and nearby lots around the condo as well as meters and parking garages. It also restates all of the building HOA rules that must be followed to keep our building safe and quiet hours observed. We will need an updated email to send the welcome letter and the building security system will need it to also send you your temporary door codes. So please provide that upon reservation booking. (Airbnb no longer provides hosts with emails anymore...) If your profile does not show an email, I will have to ask for one, because our condo building temporary code system will need to send you your temporary front door keypad code, to gain access, after I create it in our building's security system's app. I will also include my Welcome Letter/Parking Maps and more info and rules to help with for a smooth check-in. I added instruction photos to help describe the keypads and other information about the property, in hope to make it a simple check in. Other things to note This condo is not child-friendly as we do not have a crib, playpen available, child protection items or a bathtub. Plus there is a garage door/Juliet balcony that can be dangerous especially for children. ALL guests that rent and stay in this condo acknowledge the inherent risk of such a garage door/balcony and by booking this condo, the renter agrees not to hold the owner/host liable for any injuries resulting from the garage door/Juliet balcony. Some of our HOA rules that help keep our property at its high standards and safety: For the security of our guests and the protection of our property and rental permit, this building maintains active security cameras. These are located externally at the building's front entrance at the door code system and in the common hallways. They record video and are used to monitor access, quiet hours and occupancy limits. There are no cameras inside of the condo unit itself. No parking under the building overhang with the exception of the handicap spots (w/proper handicap permit). Management will tow at the car's owner expense. There is NO Smoking in the building, including on the shared 2nd floor courtyard. HOA rules also state: No drinking or eating in the Hot Tub and please clean off snow on the hot tub cover before opening it plus make sure to close the cover AND strap it back closed after each use. We appreciate your help keeping our building great! Quiet hours are 10pm-9am. And the maximum overnight guests allowed on our rental permit is 4. You may have 2 visitors during Non-Quiet Hours, but they must leave when quiet hours begin. Thanks for understanding as we need to respect those who live full-time in our building, not compromise our rental license, and also keep our building a safe and secured place to live and visit.
