This remarkable 6-acre home offers exceptional views of a 150-foot waterfall, visible from multiple living areas, including the master suite. The tranquil ambiance is complemented by the waterfall's soothing sounds. A lower screened porch with rockers provides a relaxing environment, while a newly added fire pit by the water's edge is perfect for evening gatherings. Access to the river is convenient, with well-lit steps enhancing the outdoor experience. The space Indoor fireplace is seasonal use only. They will be shut down from May 1st to September 30th. Please enjoy the outdoor firepit year-round. Other things to note Short Term Rental Agreement Minimum Age Requirement: You must be 21 years or older to reserve this property (if renting Black Bear Chalet you must be 25 years of age or older). Identification will be required. Pets are not allowed (unless stated otherwise). This Short-Term Rental Agreement (the ‘Agreement’) is made by and between Northeast Georgia Vacation Rentals (Property Manager) and guest(s) as signed below or as listed and accepted on booking platforms. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: TERM: The lease term is outlined and agreed to as follows. Please – no early check in or late check out. The cleaners have a narrow window to come in and do their job. If you overstay your check-out time and the cleaners must wait for your departure you will be charged for a half-day stay. Should you choose not to vacate on the date specified by emails, contracts or listing sites you will be charged double the daily rate per day and court proceedings will begin immediately to remove you from the property. All expenses incurred during this process will be paid by guest(s). If you're staying at a property that is not a pet friendly cabin, and you choose to bring your pet you will be charged an additional 150.00 unauthorized pet fee, asked to vacate immediately and will not receive a refund. RENTAL AGREEMENT: Once your file is complete and payment in full is made, we will email you with specific travel directions and the lock box code to access the home. Note: If you reserve through a listing site, you agree to the lease terms when you make the payment. Also, the listing site will send you all information to access the property and directions. ACCOMMODATIONS: The home will sleep only the amount of people listed when booking the property. No more. ROADWAYS: Please be advised that you are renting a cabin in the woods in the mountains of North Georgia. Most, but not all, roads are gravel and could have an incline or decline. If this is a concern to you based on your driving experience or vehicle you will be driving, please, have this conversation with our representative for more details on your specific property, prior to making your reservation. DIRECTIONS & ACCESS CODE: All guests will receive emailed instructions (or the link to access our Digital Guidebook, if applicable), for access and specific directions to the property once final payment is received. We ask that you prioritize printing them out or screen shot them and know where you are going and how you will get in before you leave your home. GPS is not reliable in the rural communities. GUEST RESPONSIBILITY: Our goal is to provide you with a clean, well-equipped home with all components and equipment functioning properly. Just like your personal home, anything can happen at any time, without warning. We ask that before you begin to unpack and settle in, you take a quick look around and notify us immediately of any issues that you see may need attention. Northeast Georgia Vacation Rentals is available 7 days a week to address any situation. Being proactive allows us to address any issues and make your stay as pleasurable as possible. No refunds will be issued unless: we are notified during your stay, cannot resolve the problem, cannot relocate you to another property and/or the issue makes the home uninhabitable. You must give us the opportunity to try to fix the problem first. QUIET HOURS: Neighbors are closer than you may think, and sounds seem to travel faster in the woods. Please respect the quiet hours of 11:00 pm to 8:00 am. ACCESS: Guests shall allow Property Managers or employees of Property Manager access to the property for purposes of repairs and inspection. Property Managers shall exercise this right of access in a reasonable manner. Scheduled maintenance will be performed when the home is not rented, except for lawn maintenance. HOUSE KEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels for use at the local lakes and the Chattahoochee River. We do not permit towels or linens to be taken from home. LINENS & PAPER PRODUCTS: When you arrive, the home will be clean and set up with linens. As a courtesy we have included the following list of supplies to accommodate the appropriate number of guests: bath towels, hand towels, wash clothes, paper towels, toilet paper. Paper products are a startup supply only and you may need to purchase additional depending on your length of stay. Dish soap & hand soap are also provided. Please feel free to use what you like and leave the remainder for the next guest. HOT TUB: If your rental property has a hot tub, we have a strict NO child under the age of 12 should be in water over their body temperature. Anyone under 18 must have adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our Spa Company will drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, the water may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes only and are not designed to support a person or persons. Added weight will break the cover resulting in a charge to the guest for a new replacement cover (approximately $1000.00). Remember, when not using the hot tub, leave the cover on so the hot tub will stay warm. The temperature should never be greater than 103 degrees. The hot tub is in working order during cleaning. If, for some reason, it goes out during your stay, we will make every attempt to repair it and make it usable. If this is not possible, there will be no compensation paid for the hot tub failure. WIFI: This home has free Wi-Fi as an amenity. However, being a public utility, we cannot guarantee connectivity. No refunds will be issued for lack of service. We will make every effort to make sure the service is restored during your stay. We will also keep you informed of the progress. FIREPLACE: Some of our locations have a wood burning fireplace. Firewood is not provided but can be purchased at various retailers in the area. It is sold in bundles and is easy to transport. Other properties may have a gas fireplace. At no point should you be touching any buttons on the inside of the fireplace (Unless told too). Most all have a timer on the outside wall which is made to turn on and off the fireplace. If you touch the buttons on the inside and we have to have maintenance, come out to fix it, there will be a service fee of $35 added to your stay. FIRE PIT: Some cabins are equipped with a fire pit for your enjoyment. Use at your own risk. Firewood is not provided. But it can be purchased at several local retailers. Never leave an active fire in the fire pit while not being present. GRILL: Most cabins are equipped with either a gas or charcoal grill. If it is gas you will have to turn the tank on and please turn it off when you're done using it. You can purchase charcoal at the local grocery. SMOKING: Smoking is not allowed in the cabin. Smoking is only permitted in the deck areas. We have provided a receptacle for cigarette butts and ask that they not be thrown out into the yard. Upon leaving the property, please remove cigarette butts and place in your trash bag to be taken to the outside trash can. SEPTIC SYSTEM: Please remember that anything that goes down the drain goes right into the ground and is absorbed by the environment. DO NOT USE LIQUID PLUMBER OR THESE TYPE OF PRODUCTS. DO NOT flush anything other than toilet paper. DO NOT FLUSH ANY FEMININE PRODUCTS AT ANY TIME. PEST CONTROL: The cabin is treated every other month. You are visiting a cabin In the woods, you may see the occasional spider, spider web or scorpion that is common in this area. This does not indicate dirtiness or a lack of maintenance, it simply means that we are in their habitat, and they can get inside sometimes. MILITARY DISCOUNT REQUIREMENTS: A rental rate reduction of 10% is proudly given to all active and reserve U.S. Military Personnel, Honorably Discharged Veterans and Spouses of Active-Duty personnel who are registering as guests. *To qualify you must furnish a copy of your Military ID (if active, reservist, or spouse) or DD-214 (if a veteran). Spouses of active Military personnel must provide their military spouse ID. Dependents are not eligible. A discount cannot be made after reservations have been made. Offer subject to change and cannot be combined with any other promotions. Military personnel, Veterans, or Spouses traveling with the registering party do not qualify. Other restrictions may apply. ADDITIONAL TERMS & PHOTO IDENTIFICATION: You must meet the minimum age requirement for this home as outlined on this lease and provide photo identification with reservation. This is for your protection against fraud. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction. House parties & illegal substances are strictly prohibited and grounds for immediate eviction. Any exceptions to the rules and regulations as written here must be approved in writing in advance. Rates, terms, and conditions are subject to change without notice. WILDLIFE: Please note there is an abundance of wildlife in the area. Guests are to respect nature and take care to guard themselves and their guests as appropriate. WEATHER: No refunds will be given for storms if we can guarantee you clear and safe passage up the driveway. Mountain roads can be curvy and steep. Some of our locations are located up a steep drive. If this is concerning, you ask about the driveway to your rental before booking. Caution should be used during any potential ice or snowstorms. FORCE MAJEURE: There may be circumstances beyond our control and contemplations in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all the monies paid. This will be the full extent of our liability to you in such circumstances and we will not be responsible for any other costs connected with any such cancellation however arising. TRAVEL INSURANCE: We encourage all renters to purchase traveler’s insurance. We have a strict cancellation policy. Whether you are or are not anticipating any issues to arise, this coverage is very affordable and may reimburse you for rental payments that you will not receive a refund for. This only covers emergencies or extenuating circumstances. Please make yourself aware of the restrictions CHECKOUT PROCEDURES: Prior to checkout, all dishes should be washed or dishwasher started (whichever your cabin has). Beds, which have been used, should be left unmade and sheets and pillowcases left on. Towels should be placed in the tub and not left on the floors. Before leaving, set the thermostat to 55 degrees in the cooler months and 72 in the warmer months. Make sure all doors and windows are shut and locked, and you have returned the key to the lockbox at the front door or press lock on the keypad and make sure the door is locked before leaving. DAMAGES: Deposits and Property Damage fees are set based on the site you are using. When booking directly with Northeast Georgia Vacation Rentals guests will be required to purchase property damage insurance outlined in your quote. Excessive damages will result in additional fees and Criminal Charges being filed. CANCELLATIONS: When booking direct: ALL CANCELLATIONS WILL INCUR A $50.00 CANCELLATION/ADMINISTRATIVE FEE. All Cancellation policies are outlined on the site that you are using to reserve this property. Please make yourself familiar with them and plan accordingly. When booking directly with Northeast Georgia Vacation Rentals (Property Manager) the cancellation policy is 30 days. Within 30 days or more, you will receive a full refund. 15 days to 30 days, you will receive half of the rental amount, plus cleaning fee as well as property damage fee (if applicable),15 days or less you will not be eligible for a refund. ITEMS LEFT BEHIND: We will not be liable for or responsible for personal items left behind, lost, or stolen. Fee for shipping forgotten items back to you: $25.00 plus shipping fees and any shipping materials. RETURNED CHECK FEE: We do not accept personal checks I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I MEET THE MINIMUM AGE REQUIRED AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES, EXTRA CLEANING FEES OR UNEXPECTED PET FEES SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE. I AGREE TO PAY FOR DAMAGED ITEMS NOT COVERED BY THE PROPERTY DAMAGE INSURANCE. BY MAKING THIS RESERVATION YOU AGREE TO THE TERMS OF THIS AGREEMENT. I HEREBY GIVE MY PERMISSION TO CHARGE MY CREDIT CARD FOR THE RENTAL AMOUNT AS AGREED UPON. I AGREE ALL RENTAL MONIES ARE NON-REFUNDABLE PER CANCELLATION POLICY OUTLINED ABOVE AND I HAVE READ MY RIGHT TO PURCHASE TRAVEL INSURANCE. BY BOOKING YOUR STAY WITH NORTHEAST GEORGIA VACATION RENTALS OR OTHER PLATFORM YOU USED, YOU ARE ACKNOWLEDGING THIS AND ACCEPT ALL THAT IS STATED ABOVE.
