This Old Kinderhook home has it all! An open comfortable living area, a dining table big enough for your whole crew, and a gorgeous kitchen. Downstairs has bar, ample recliners, a gas fireplace, a stand-alone ice maker, pool table & foosball. Outside the lower deck adjoins the beautiful swimming pool (not heated, typically open mid to late April-October) where all can splash the day away. A gentle walk to the private 2-well dock located in a protected cove, safe for swimming off the dock. The space This Old Kinderhook home has it all! The fun starts the moment you open the front door. Look through the wall of windows at the swimming pool (not heated), the lake and the renowned Old Kinderhook golf course… inviting you to come out and play! An open comfortable living area, a dining table big enough for your whole crew, and a gorgeous kitchen welcome you. The bedrooms provide a variety of bed sizes so that all ages have that “just right” bed. A large conversation/TV area is made for socializing, and a new quiet room provides a getaway space. Downstairs the beautiful bar, ample recliners around another TV, a pool table & foosball are fun for all. Outside the lower deck adjoins the beautiful swimming pool (not heated, typically opens mid to late April-mid to late October) where all can splash the day away. The gentle walk to the 2-well dock leads to water fun. The upper deck is great for relaxing with your favorite beverage at the end of a long busy, fun-filled day. Treat yourself to a vacation you won’t forget! **Please Note: Like most homes, this property has exterior surveillance. If you have concerns or questions about that please send me an inquiry message and we can discuss it. THANKS!! ***Please understand our layout before booking. Other things to note This house is going through a few updates and renovations; which includes some furniture, paint, linens, towels and decor. Pictures will be updates as progress takes place - if you have questions about that just reach out! OUR RENTAL AGREEMENT: We the Renters agree to the following: Self check-in is at 4:00 p.m. and checkout is at 10:00 a.m. Please check out promptly as the cleaning crews have a very short time to prepare the house for new guests. Failure to vacate the premises in a timely manner may result in additional rental fees at the rate of $100/hour. Please text Nicole to let us know you’re out, so the cleaners can start. Check-out procedures: Renters are responsible for completing the check-out list (located in the Guest Book) and to ensure that the home is locked. Additional to our onsite Guest Book, a digital Guest Book (via a shareable link) will be emailed ONE WEEK prior to stay which will include address, access codes, parking instructions, a community map, and a video walkthrough. The Owners shall not be liable for events beyond their control which may interfere with the Guests occupancy, including but not limited to Acts of God, acts of government agencies, acts of terrorism, fire, strikes, war, drought, flooding, or other inclement weather. Only when mandatory evacuation is ordered will a refund be given, proportionate to the number of lost days. **Please Note: Ameren controls the lake levels, the house is in a protected cove and there are times in the year our dock is not useable due to lake levels – if you are planning a boating trip during “off season” months, please inquire about the dock availability and lake levels before booking. CONDITION OF PROPERTY Owners have, to the best of their ability, given an accurate description of the property and its condition. Our cleaning staff will have thoroughly cleaned the house before your occupancy. When you arrive, if you find the house has not been cleaned to normal standards, please notify the Owners immediately. All systems and equipment should be in working order. PLEASE NOTE: Like most homes, this property has exterior surveillance for security purposes and to protect our investment. If you have questions or concerns, please contact the Owner prior to booking/signing this agreement. NO PETS or animals of any kind are permitted including those of Guest's visitors. Parking is limited. There are two spaces in the garage. All other vehicles may park along the street (house side of street please) or in one of Old Kinderhook's public lots. Any failures of certain amenities such as (but not limited to) TVs or the Internet/Wi-Fi service will be addressed but are not basis for a refund. Owner will make every effort to have these items repaired but cannot guarantee that they will be repaired during the Guest's occupancy. Repairmen are often not available over holidays and weekends. The pool is NOT heated, it opens end of April and closes end of October. The pool is served weekly, pool chemicals are stored in the garage and will be accessed by the pool company. Guests will be notified if the pool cleaning will occur during their stay. If the pool needs treated it may require Guest’s to refrain from using the pool for a designated time sat in place by the pool cleaning company for your safety (typically 30 minutes). If there is an accident in the pool (defecation, vomit, etc.) during your stay, please vacate and notify the Owners so that an emergency cleaning can take place. Guest’s will need to refrain from using the pool until emergency cleaning, or in severe cases drained and refilled, can be completed. Emergency cleanings are at Guest’s expense and must be paid directly to the pool cleaning company, payment method must be on file prior to emergency cleaning taking place. Owner is not liable for loss of pool time while staying at the property. As a part of the Old Kinderhook Homeowner’s Association Guests have access to the Pickleball, Basketball & Sand Volleyball Courts located at the Lodge as you enter our community. Guests must abide by any Association and Community rules while using the Community Amenities. CARE AND CLEANING Property is well stocked with kitchen essentials (pots/pans/utensils) as well as an assortment of grill utensils. In addition, basic condiments and a variety of spices are supplied as well as coffee starter packs for the Keurig. Guests may leave behind spices, condiments, unopened pre-packaged food, alcohol & mixers for the next guests. Opened food (example: chips, pickles, salsa, sour cream, tub ice cream, juice, milk, etc.) and leftovers are NOT to be left for our cleaners or the next guest. Although the Owners personally love home grown and canned goods, we do not know the safety of those, and they are not to be left for the next guests either. If your group does not drink and/or the presence of alcohol goes against your beliefs/family lifestyle, please remove any left behind beverages and place in the cabinet above the fridge (leaving the mixers that require refrigeration). If there is someone within your group who is a recovering addict and alcohol cannot be on the premises at all, please notify the Owner at the time of booking so that arrangements can be made to prevent relapse or unnecessary temptation. Guests are responsible for cleaning all kitchen dishes and utensils as well as washing all towels before check-out. Limited laundry pods are provided, Guests are responsible for supplying additional laundry soap beyond what is provided. Guests are responsible for returning all items used to their designated location. This is so we can see what is missing, what needs replaced or some TLC, and helps our cleaners to do their job effectively and allowing our guests to enjoy our home. We are a family friendly home, but if traveling with children please help them treat our property with respect to prevent loss of damage deposit and ability to rent with us in the future. As a general rule; if you spill something/make a mess, clean it up (including but not limited to the floor, counter, fridge, microwave, stovetop & oven). NO CHALK under covered patio areas – if using chalk please make sure it is washed off before departure so the next guest can create their own artwork. Removing, adding, or changing furniture without Owner's written approval is strictly prohibited. No household furniture may be taken outside. Guest is responsible for the cost of repair/replacement for any damage to furniture or premises, and for replacement of missing items. DO NOT use the oven self-cleaning function – the extreme temperatures will over work the HVAC and may melt the wiring harness resulting in the repair and/or replacement of the unit making it unusable for your stay. Guests are responsible for cleaning the grill after use. The grill it is not on our cleaners extensive cleaning check list but do look to make sure it was cleaned by the guest. If the grill is not property cleaned after stay a portion of your damage deposit will be withheld. CLEANING SUPPLIES PROVIDED ** Guests are responsible for supplying additional beyond what is provided** o Dishwasher pods o Liquid Dish soap o New Dish Sponge o Laundry pods - 10 pods per washer, 20 total ***We use Tide (or similar)- If you have sensitivities, we advise to bring your own laundry soap to insure you do not have any discomfort during your stay. o Paper towels - one roll in kitchen & one roll in lower-level bar with an additional roll under both sinks (4 rolls total). o Trash liners o Toilet paper – Each bathroom will have one roll on the holder with three additional rolls stored within the bathroom. o Vacuum o Broom o Disinfectant Spray and/or wipes o Window Cleaner o Grill- Guests are responsible cleaning grill after use ▪ Grill will have a bottle of propane connected with an extra stored in the garage (you may be required to switch out the bottle during your stay)  TURN OFF valve after use to conserve propane for your stay and the next guest. BEDDING AND SUPPLIES There are 8 bedrooms and 4 bathrooms within the property with 13 beds in total, if you bring the max number of guests of 21, sleeping arrangements will need to be well thought out. Please understand our layout before booking. Owner supplies: o Pillows o Bed linens o Coverlets/Blankets/Quilts/Comforters o Extra blankets & pillows are in the closets of each room (apart from 2 bedrooms that do not have closets). ▪ If you plan to use the pull-out sofa, please let us know so we can provide appropriate linens. ▪ If you bring an air mattress you will need to provide linens apart from what is extra in the closets o Kitchen towels and cloths o Pool/beach towels o Bathroom towels (bath, hand, and wash cloth) ▪ We provide enough bath towels for each guest with a few extras, we encourage guests to reuse their towels to not run-out or wash for an extended stay. o Shower gel, shampoo and conditioner dispensers are in each shower. o Each bathroom has a hair drier. EMERGENCY: In case of inclement weather, the storm shelter has ample space for all guests, the entrance is well marked – located in the southwest corner of lower level. An Emergency Kit is provided within the storm shelter: ▪ If you use the kit, please notify the Owners so they can replenish for the next guest who may require it.  PLEASE NOTE: Sirens are TESTED 1st Tuesday of the month between 11:00am and 1:00pm ** Testing will not take place if storm threat is in the area. Fire Extinguisher(s) – located under upper-level laundry sink as well as the lower-level bar sink. First Aid Kit – located in upper-level laundry room in cabinet above desk. ▪ If you use the kit and notice it is low, please notify the Owners so they can replenish for the next guest who may require it. DAMAGES: Guest’s are solely responsible for all damages, liabilities, injuries, losses, and fines in connection with the occupancy or use of the Property caused by you or any individuals whom you invite (or otherwise provide access) to the Property. Gun, ammunition, and fireworks & explosives are not allowed on this property. If the Guest, anyone in the booking party, or any invitee of anyone in your booking party, has: 1) caused damage to the Property, 2) caused damage to any personal property at the Property, 3) caused the Host to incur other losses or fines (e.g., for violation of local noise ordinances) or from missing items. The security deposit will be withheld and Payment Method may be charged the amount of the damage claim exceeding such security deposit. If the Guest does not have a security deposit, you agree that your Payment Method may be charged up to the amount of the damage claim. Payment may otherwise be collected from you or any other remedies available to us and our Affiliates in situations in which you are responsible for a damage claim. BOOKING CANCELLATIONS, REFUNDS & MODIFICATIONS For cancellations prior to 60 days of arrival date, Owner will issue a full 100% refund of the deposit made. For cancellations made between 60 and 30 days of arrival date, Owner will issue a 50% refund of the deposit made. For cancellations made less than 30 days before arrival date, there will be no guaranteed refund. However, every effort will be made to rent the home with a new reservation. Each day the house is rented with a new reservation, payment will be refunded (prorated by the day), less 20% handling fee. The timing to receive a refund will vary based on the payment system (e.g., Visa, MasterCard, etc.) rules. If your circumstances have changed and you need to adjust dates or you no longer want to reserve previously mentioned dates, please contact the Owners as soon as possible. ▪ Date changes are subject to availability. ▪ Owners cannot guarantee your desired dates, as dates are first come first serve. Any changes to a booking, including the increase of guests, requires the prior approval of the owners and is subject to any additional fees and conditions that may be require. Any prohibited use of the Property can result in immediate termination of this Agreement. LOST & FOUND POLICY If you left something behind that is important to you, please notify us as soon as possible –preferably same day as check out so our cleaners can locate the missing item. Please keep in mind we are not responsible for missing or left behind items and cannot guarantee that the item you are missing will be located. Our cleaners discover left behind items nearly every stay. For items that appear to have great value or possible sentimental attachment (for example phones, smart watches, computers, hearing aids, glasses, retainers, jewelry, baby blankets, library books, etc.) we make every effort to returning those to their rightful owners via USPS with tracking at the expense of the guest. We hold all lost items until the end of the year then donate to a local homeless shelter. DISCLAIMER Renters understand that the Homeowners are not responsible for any personal injury or Renters' personal property damage that may occur to Guest or guests of Guest during their stay. Guest is agreeing that he/she is at least twenty-five (25) years of age, will be the principal guest, will be present as a guest on the property for the duration of the reserved dates, will follow guidelines and procedures as stated in the Rental Agreement and Guest Book, received as digital copy and present on premises, and will be completely responsible for the actions of other guests.
